Eighteen floors of apartments stacked above five parking levels, facing the Five JVC

Before reaching the first apartment at Q Gardens Lofts, you have to climb six levels. AYS Developers has stacked a basement, a commercial ground floor, five parking floors, then 18 residential floors topped with a landscaped rooftop. The building sits in Jumeirah Village Circle, directly across from the Five Jumeirah Village Hotel, one of the most recognisable landmarks in the area. Handover is set for 30 September 2026, on a freehold basis. The brochure refers to the project as "Q Gardens Lofts 1", which suggests the developer is planning further phases under the same name.

Five parking floors before the first unit

This parking base is the building's first standout feature. In JVC, most recent towers get by with two to four parking levels. With five covered floors, AYS Developers is aiming for a generous parking ratio, which matters in an area where street parking fills up by late afternoon. This choice has another effect: even the lower residential floors end up sitting at a height equivalent to a sixth or seventh floor in an ordinary building. Open views start lower down than in a typical JVC tower as a result.

From studios to four-bedroom duplexes

The project covers a wide range of unit types. There are studios, one and two-bedroom apartments, then two, three and four-bedroom duplexes. That last category is rare in JVC, where new supply is heavily skewed toward small units built for the rental market. A four-bedroom duplex suits a family that wants to stay in the area without moving up to a villa, or a buyer looking for a product less exposed to competition from studio rentals. The brochure gives no details on unit sizes or the number of units per layout, which is information worth asking for before booking.

Scavolini, Siemens and Bortolotto on the spec sheet

The developer has chosen to name its suppliers, something few projects in the area do. Kitchens, wardrobes and bathroom furniture come from Italy's Scavolini. Doors are supplied by Bortolotto, another Italian manufacturer, and appliances come from Siemens. Electrical fittings are handled by Schneider, and bathroom fixtures by the IW brand. Every unit is delivered with marble countertops and a full set of appliances. For an investor renting out furnished or short-term units, these brand names make maintenance easier and reassure tenants.

Saltwater pool and a squash court

The rooftop holds most of the amenities. The infinity pool runs on saltwater, which is gentler on skin and eyes than standard chlorine treatment, and it looks out over the Dubai skyline. A barbecue area sits on the same level, alongside a hanging garden. The project also includes a jogging track and a squash court, the latter being uncommon in JVC residences, which tend to favour padel instead. Families get a kids' pool and a play area. A cinema room, sauna, gym, games room and 24-hour concierge service round out the list.

Across from the Five Hotel, travel times worth double-checking

The building is surrounded by everyday conveniences. Kids World Nursery JVC and JSS International School are both close by, and Circle Mall is about a five-minute drive away. Travel times vary depending on the source: the brochure puts Dubai Marina at 10 minutes, while the project fact sheet says 20 minutes. The more plausible figures put Mall of the Emirates at around ten minutes away, Dubai Hills Mall at seven minutes, and Downtown at a quarter of an hour outside peak traffic. The international airport is 25 minutes away and Dubai World Central 28 minutes. As is the case elsewhere in JVC, there's no metro station within walking distance, so a car remains a necessity.
