About this project

431 compact units between the cricket stadium and Mohammed Bin Zayed Road

Azizi Grand holds 431 apartments, and none exceeds two bedrooms. The smallest published layout measures 31.6 sqm internally. The largest reaches 74 sqm of living space, plus a sizeable outdoor area on top of that. Azizi Developments has placed this volume right in Dubai Sports City, a district built around the Dubai International Cricket Stadium (25,000 seats), the Els Golf Club and several international schools. Handover is scheduled for 28 March 2027. The scheme is clearly aimed at the small-unit rental market, and the brochure makes no attempt to hide it.

Fourteen residential floors sitting on three podium levels

The building comprises a basement, a ground floor, three podium levels and fourteen residential floors. The floor plans show that each unit type repeats from the 1st to the 14th residential floor. A buyer is therefore mainly choosing a height and an orientation, since the layout itself stays the same. The podium holds covered parking, and the ground floor houses retail outlets and food and beverage spots listed in the project brochure. As for the facade, the description mentions expressive lines and panoramic balconies. No architecture firm is credited, which is typical for Azizi projects.

Six layouts, from 31 to 74 sqm of living space

The type 1 studio measures 339.81 sq ft internally (31.6 sqm) and 397.41 sq ft in total (36.9 sqm). One-bedroom apartments come in four variants. Type 4, the tightest, comes in at 47 sqm of living space. Types 2 and 3 exceed 61 sqm and include a walk-in closet of roughly 2.5 m by 1.4 m, plus a guest toilet separate from the bathroom. The gap between these larger one-bedrooms and the single published two-bedroom unit is narrow: 796.53 sq ft, or 74 sqm, against 62.4 sqm for the type 2 one-bedroom. Investors should compare the price per square meter of these two formats before picking the two-bedroom out of habit.

Up to 28% of the sold area is outdoor space

Azizi highlights balconies running the full length of the apartment, and the floor plans partly back this up. The type 1 one-bedroom has a balcony measuring 6.05 m by 1.55 m. The type 1 two-bedroom shows 1,099.43 sq ft total against 796.53 sq ft internal: around 28 sqm sits outdoors, which is more than a quarter of the total area. On the type 2 and 3 one-bedrooms, that ratio drops to around 9%. This figure matters when reading a price list quoted in total area. Inside, windows are double-glazed, bedrooms come with built-in wardrobes, and the open kitchens are delivered fitted.

Two separate pools, one of them facing the gym

The brochure spells out the layout of the pools rather than their dimensions. The adult pool faces the gym, allowing residents to move from a workout to laps without crossing the building. The kids' pool sits next to the play area, letting parents watch over both from a single spot. The rest of the amenities list includes a barbecue area, landscaped gardens, lounge zones and pet-friendly access. That last point is far from standard across Dubai's rental buildings. Accessibility for people with reduced mobility, CCTV security and the lobby round out the offering.

Three minutes from Mohammed Bin Zayed Road, but no metro

Published travel times are all by car. The equestrian club sits 2 minutes away, Mohammed Bin Zayed Road and Motor City 3 minutes away, Al Khail Road 8 minutes away and City Centre Me'aisem 10 minutes away. Expo City Dubai and Dubai Marina are each 18 minutes out, and Al Maktoum Airport is 25 minutes away. Dubai Sports City has no metro access, and the brochure doesn't mention any line. The most likely tenant profile is therefore car-owning professionals working around Expo City, Jebel Ali or Dubai South. Families drawn by the area's schools and sports academies make up the other target market.

A 28 March 2027 deadline in a crowded delivery schedule

Azizi Developments, founded in 2007, has built its name on mid-size residential buildings in Al Furjan, Jebel Ali, JVC and now Dubai Sports City. The developer has several handovers lined up for spring 2027, including Azizi Jewel in Al Furjan the same month. This clustering of deadlines is worth watching, since it draws on the same teams and the same subcontractors. Units are sold freehold, which is standard for this type of project. Before committing, it's worth requesting the certified progress status from the project's escrow account. That remains the best indicator of whether the announced date will hold.
