About this project

Sauna, cold plunge and aerial yoga: MAG sets aside two full floors for wellness

Across the 252 units at Mag 777, the stated average size is 765 square feet, roughly 71 sqm. On its own, that figure is unremarkable for Dubai Sports City. What stands out is the building layout: MAG Property Development has dedicated two entire floors to wellness facilities, including a cryotherapy room and a Nordic-style cold plunge pool, a combination rarely seen in buildings of this scale. The project is marketed exclusively by fäm Master Agency, with handover slated for 15 February 2027. The entire sales narrative is built around the number seven: seven materials, seven wellness spaces, seven nearby landmarks. It's a marketing device, but it does give the program a clear structure to follow.

Cryotherapy and a cold pool after the sauna

The recovery zone is the most distinctive part of the offering. It pairs a sauna and a steam room with a cold plunge room, where residents move from heat straight into icy water, a routine now common in high-end fitness clubs but still unusual in Dubai residential buildings. Next to it, the "Wellness Hub" includes suspended fabric for aerial yoga and reformer Pilates machines, which points to supervised classes rather than an empty studio room. The gym is described as equipped for both circuit training and calisthenics, with a smoothie bar planned for after workouts. The brochure doesn't name an operator or management model for these spaces, a detail worth checking since it will directly affect service charges.

Infinity pool and rooftop lounge

The infinity pool has a glass edge facing the skyline, with cabanas set around it. On the roof, a landscaped outdoor lounge sits alongside barbecue pavilions fitted with fire pits. MAG presents these spaces as places for neighbours to mix, which makes sense in a tower where each typical floor holds 14 units. For an investor targeting rentals, these amenities matter mainly because they set the listing apart from the many nearby buildings that offer little more than a pool and a gym. How well they hold up over time is another question, since a cold pool and a steam room are expensive to maintain.

A 69 sqm studio bigger than a one-bedroom

The typical floor plate has 14 numbered units, 101 to 114, split between studios, one-bedrooms and two-bedrooms. Published studio sizes range from about 42 sqm (unit 105) to 47 sqm (unit 113), putting them at the upper end of the local market. Unit 111 breaks the pattern: this studio reaches nearly 69 sqm with a terrace of about 14 sqm, more than one-bedroom unit 106, which comes in at roughly 68 sqm. Among one-bedrooms, sizes range from 68 sqm up to nearly 90 sqm for unit 101. Balconies vary sharply between layouts, from under 4 sqm for studio 109 to more than 13 sqm for one-bedroom 101, a gap worth weighing when choosing a unit. Two-bedroom layouts aren't included in the brochure excerpt reviewed.

Travertine, onyx and bronze on the finishes list

MAG lists seven materials: travertine, limestone, timber, glass, onyx, gold and bronze. The facade, mostly white, follows a restrained, contemporary design language. The brochure doesn't name an architecture firm or any fittings brand, and it doesn't say whether onyx and bronze are limited to the lobby or also appear inside the apartments. For an off-plan buyer, that distinction matters a great deal. It's worth requesting the detailed specification sheet before signing.

Autodrome 3 minutes away, Burj Khalifa 19

The developer lists seven landmarks within a seven-minute drive: Dubai Autodrome (3 minutes), LaLiga Academy (4), the cricket stadium (5), Miracle Garden and The Els Club (6 each), Global Village and the Butterfly Garden (7). Some windows look out over the neighbouring golf course, a feature other Sports City towers already market heavily. For everyday trips, Mall of the Emirates is listed at 14 minutes, Dubai Marina at 16, Downtown and the Burj Khalifa at 19, Palm Jumeirah at 21 and DXB airport at 26. These times assume smooth traffic on Mohammed Bin Zayed Road and Al Khail Road, rarely the case at peak hours. The area has no metro station, so a car remains a necessity.

MAG up against a crowded Sports City market

MAG Property Development is active across several Dubai districts, including Meydan with Keturah Reserve, where it already builds its pitch around wellness. With Mag 777, it brings that same approach to a more affordable area, one increasingly filled with launches from Azizi, Danube and other volume developers. Its positioning leans less on views or height and more on the quality of shared spaces. That bet could appeal to young, active professionals as well as investors eyeing furnished rentals. With handover set for February 2027, the timeline is short, and buyers should track actual construction progress on the DLD register before committing.
