About this project
Eight podium levels before the first Azizi Ruby apartment
Before reaching the first unit at Azizi Ruby, residents pass through eight levels: three basements, a ground floor and four podium floors. The thirteen residential floors start above that, topped off by a rooftop deck. This layout tells you most of what you need to know about the project. Azizi Developments is building a mid sized tower by Jumeirah Village Circle standards, where parking and amenities take up almost as much space as the homes themselves. Handover is scheduled for 31 December 2027, sold freehold as is standard across JVC. The developer is targeting families, with a range running from studios to three bedroom units.
Thirteen living floors and a gold toned facade
The building stands out first for its color. Azizi opted for a facade with gold toned reflections, broken up by balconies with glass railings, at a time when many neighboring towers stick to white or grey render. The developer plays up the contrast with the surrounding greenery, pointing to more than thirty landscaped parks across JVC according to the brochure. Units feature large windows, which brings in more light but also more heat exposure during summer. Buyers would do well to check their unit's orientation and the glazing performance specified in the project documents. At thirteen floors, Ruby stays noticeably lower than the 24 and 34 story towers multiplying across the district.
Studios to three bedrooms, with retail at street level
The program covers four unit types: studios, one, two and three bedrooms. That range sets it apart from several neighboring projects that concentrate most of their units in the one bedroom category. Three bedroom units, which remain scarce in JVC, clearly target families with children. Retail space occupies the building's lower floors, opening up another entry point for investors interested in shop units rather than residential ones. The exact unit count and floor areas by type do not appear in the documents reviewed. Buyers should request these figures before any reservation, to judge the ratio between living space and common areas.
A cinema, billiards and a yoga room among the shared facilities
The amenity list goes beyond the usual pool and gym combo. Azizi has planned a small capacity cinema room, a billiards table and a dedicated yoga space, on top of a clubhouse. These spaces mainly serve residents who spend their evenings at home, typically families. A children's play area rounds out the offering, alongside the shared pool and fitness room. Parking is covered, secured with CCTV and round the clock guards. What remains unclear is where each facility sits, since the brochure does not specify whether they are located on the podium or the rooftop.
Five minutes to Circle Mall, twenty to Business Bay
Azizi lists Circle Mall at five minutes and Dubai Hills Mall at twelve minutes by car. City Centre Me'aisem and Dubai Media City are given at fifteen minutes. Expo City Dubai, Palm Jumeirah and Business Bay sit at twenty minutes, with Jafza and Ibn Battuta Mall at twenty five. These times assume driving with smooth traffic, since JVC still has no metro station of its own. Access runs through Sheikh Mohammed Bin Zayed Road and Al Khail Road, both busy during peak hours. Dubai Marina, Internet City and JLT remain the closest job hubs for future tenants.
A family building in an oversupplied district
The target profile is easy to read: expat families who work around Marina or Media City and want more square footage for the same rent. JVC is home to several schools and nurseries, a point the brochure highlights. The risk lies in competition. Dozens of residential buildings are due for handover across the district between 2026 and 2029, which will put pressure on rents for smaller units. Ruby's three bedroom apartments and retail component are partly shielded from that pressure. For buyers, the December 2027 date and how closely Azizi, a developer known for its steady pace of launches, sticks to the construction schedule are the two points worth watching closely.
