About this project
Beyond moves away from residential with an office complex in City of Arabia
Out of the dozen or so projects Beyond by Omniyat has unveiled to date, none has been an office scheme. This commercial complex in City of Arabia therefore marks a break from a lineup built so far around apartment towers, townhouses and mansions in Dubai Maritime City, Business Bay and Palm Jumeirah. The shift also applies to location. The developer is stepping away from the waterfront and moving inland to Dubailand. At this stage, the project file remains thin: no launch date, no delivery timeline, no floor area or number of levels has been disclosed. The developer states that these details will be released later, so this article sticks to what can be verified.
Beyond's first commercial office scheme
Beyond's current portfolio is entirely residential. Saria, Talea, Kanyon and Sensia are residential towers around the Dubai Maritime City marina, while Passo offers residences and villas on the West Crescent of Palm Jumeirah. With this office complex, the brand is targeting a different type of user: companies leasing or owning their premises, rather than households or second home buyers. This market runs on different criteria, such as floor plate size, parking ratio per square metre, and road access to business districts. It remains to be seen whether Beyond keeps the fairly distinctive architectural approach seen in its residential towers or opts for a more functional format instead.
City of Arabia, a Dubailand masterplan left unfinished
City of Arabia is part of the sprawling Dubailand development, set back from the coast. The district was conceived in the mid 2000s as a mixed use city, combining offices, homes, retail and leisure. Following the 2008 downturn, much of the original masterplan was delayed or never broke ground. Omniyat's arrival on this site suggests the area is being taken seriously again as a developer. Still, the surrounding context remains quite different from Business Bay or DIFC, where office demand is already firmly established.
Omniyat's bet outside its usual territory
Omniyat built its name on highly recognizable buildings. The Opus, in Business Bay, was designed by Zaha Hadid Architects, and the group has also developed several addresses tied to the Dorchester Collection. Beyond is the group's newer brand, and its launches have so far been concentrated in Dubai Maritime City. Bringing a commercial product to City of Arabia therefore means changing both district and use case at once. For investors, the question is whether the group's track record in upscale residential can carry over to a peripheral office market, one where rents and occupancy rates drive value rather than views.
What to know before making a decision
Several points still need clarifying before any serious analysis can be done. First, the launch date and construction timeline, which the developer has not yet published. It also needs to be established whether the offices will be sold as individual units, sold as whole floors, or kept for lease, since that determines who can actually buy. The number of buildings, their height and the architect's name are also missing. Until these details are known, the project remains a stated intention rather than a product that can be compared against others. We will update this file once Beyond by Omniyat publishes detailed information.

Anchored by IMG Worlds of Adventure and energised by a wave of new off-plan launches, City of Arabia is steadily emerging as a key address in southern Dubai.
