Talea does not simply sit next to nature. It absorbs it. Beyond by Omniyat designed a tower where planting beds start at podium level and continue up through terraces and facade elements across 39 residential floors. The building includes a ground floor, three podium levels, a mezzanine, and apartments facing Port Rashid, The World Islands, and the emerging Forest District below. Organic curves replace sharp angles. Glass panels frame vegetation rather than hide it. Delivery is scheduled for March 2029 under freehold tenure.

Forest District: a masterplan built around tree canopy

Dubai Maritime City is developing a new neighborhood called Forest District. Talea will be among its first completed towers, connected to adjacent buildings via landscaped pathways that wind through dense plantings. The vision goes beyond decorative greenery: public spaces are structured like an urban forest with shaded trails, integrated seating, and layered vegetation. This approach sets the district apart from Dubai's typical mineral waterfronts. The masterplan anticipates several interconnected towers, potentially creating pedestrian density uncommon for this part of the city.

Floor-to-ceiling glazing floods interiors with daylight

Every unit features panoramic windows stretching from floor to ceiling. Natural light penetrates deep into living areas, reducing reliance on artificial lighting during the day. Interior materials reinforce the biophilic theme: natural stone countertops, custom cabinetry in organic finishes, and spacious bathrooms with stone vanity tops. Penthouses add double-height ceilings and private garden terraces that extend the Forest District concept into the home. The result is a sensory continuity between outdoor landscape and indoor living.

These drive times assume moderate traffic, but Dubai Maritime City's position between Bur Dubai and Port Rashid offers alternative routes when congestion builds. The area currently lacks a metro station, which remains a constraint for those who prefer public transport over private vehicles.
