About this project

A lagoon sitting on the fifth floor between two 45-storey towers

Laguna Residence brings together two towers, named Tiffany and Cyan, each comprising a ground floor plus 45 residential levels. Both sit on a shared five-storey parking base, the roof of which holds the feature the whole project was built around: a swimming lagoon. One Development describes it as the largest podium lagoon ever built into a residential project in the UAE, a claim the developer does not back up with a square footage figure. The complex sits in City of Arabia, within the Dubailand district, right along Sheikh Mohammed Bin Zayed Road. Eighteen elevators serve the two towers. Handover is scheduled for the fourth quarter of 2027, on a freehold basis.

Twenty-four amenities on the parking rooftop

The podium's landscape plan lists 24 numbered features, which gives a concrete way to check the claim of "40-plus amenities." The central lagoon is joined by an infinity pool, a surf-and-slide water slide, a splash pad, a children's pool and four sunbed lounge areas. Seven wooden decks cross the space, linked by a jogging track and a cycling lane. On the sports side, there's a padel court, a multi-use games area (MUGA), a mini-golf course, an outdoor gym and a yoga lawn. The rest is split between an open-air cinema, a barbecue area, a picnic spot, a dog park, a green wall and eleven seating zones. Indoors, the list includes an indoor gym, a cinema room, a VR golf simulator, a spa, a coworking space and a prayer room.

From a 37 sqm studio to a 350 sqm duplex

The unit mix is wider than what most Dubailand towers offer. Studios start at 400 square feet (about 37 sqm) and top out around 45 sqm. One-bedrooms range from 65 to 121 sqm, with a loft version of roughly 133 sqm, a size rarely seen for this unit count. Two-bedrooms come as standard layouts, with a maid's room, or as duplexes up to 204 sqm. Three-bedrooms run from 177 to 223 sqm, while the three-bedroom duplexes and the Skyhome layout reach between 288 and 353 sqm. This range lets a single building house both single renters and larger families, which in theory spreads leasing risk for an investor holding multiple units.

An in-house app to run the home and the amenities

One Development is bringing here the same tech pitch it already rolled out on its Reem Island towers in Abu Dhabi. Every unit comes with home automation, controlled through an app the developer says runs on artificial intelligence. It bundles amenity bookings, building management, maintenance tracking and concierge service. The marketing material promises a system that learns residents' habits to adjust lighting and temperature on its own. Without a public demo, it's hard to gauge how much this differs from standard smart home setups. For a landlord, the real value likely lies in having maintenance requests centralized, which can make remote management easier.

On Sheikh Mohammed Bin Zayed Road, with no metro link

City of Arabia spent years as an unfinished Dubailand masterplan, and the area is now filling up with residential projects from several developers. Laguna Residence has direct access to the E311, the road linking southern Dubai to Sharjah without going through Sheikh Zayed Road. The developer lists a three-minute drive to GEMS International School, seven minutes to Global Village and fifteen minutes to Dubai Outlet Mall. Downtown Dubai and Dubai International Airport (DXB) are both given at 17 minutes, Al Maktoum Airport at 27 minutes, with these times measured outside peak traffic. No metro station serves the area, which points this project toward car owning households rather than carless professionals.

Two 50/50 payment plans running to late 2027

The developer offers two versions of the same structure: half paid during construction, half on handover. Under the first, buyers pay 20% at booking followed by six installments of 5%. The second splits the initial payment into two 10% installments, the second due 45 days after signing, followed by the same six 5% installments. Either way, 50% remains due at handover, with no payments spread out after that. On top come the Dubai Land Department's 4% registration fee and a flat administration fee. This schedule means buyers need financing or substantial cash on hand ready for late 2027, something buyers used to five-year post-handover plans should factor in.
