The Pad

A tower tilted at 6.5° as an architectural signature

The Pad doesn't stand straight. The building leans deliberately at 6.5 degrees, a choice Beyond by Omniyat treats as a direct nod to South Beach and a certain American condo sensibility. The tower holds three basement levels, a ground floor, a mezzanine and 22 residential floors, adding up to 253 furnished apartments. It rises along the banks of the Dubai Creek, right on the boundary between Business Bay and Downtown Dubai. The glass facade is fitted with LEDs that shift in color and intensity depending on the time of day and the outside temperature. Handover is set for July 2025.

An LED facade that responds to temperature

The glazed skin is really the project's main talking point. By day, it reflects the mix of sea, sun and sky. By night, it shifts between warm and cool tones through a controlled lighting system that factors in both the time and the ambient temperature. Omniyat has worked since 2005 with specialized architects and consultants to produce buildings that stand out on the skyline, and The Pad leans fully into that visibility. Seen from the Creek, the tower clearly breaks from the straight lines of the buildings around it. It's an object built to be seen as much as lived in.

Built in home automation in every apartment

Each residence comes with a centralized management system accessible from a main panel, touchscreens placed throughout the rooms and a mobile app. Residents can adjust audio, video, lighting, blinds and temperature from the couch or remotely. The system also handles billing information sent through the building's management and visitor parking validation. It's designed to be customizable and adaptable, without locking residents into one fixed level of automation. For a tenant or owner used to connected homes, this is now an expected standard, delivered here ready to use from day one.

Five layouts, from 684 sqft to a 1,584 sqft loft

The lineup mixes standard apartments and lofts. The one bedroom starts at 684 sqft with canal views, the one bedroom podium unit reaches 945 sqft, and the one bedroom loft goes up to 1,015 sqft facing the Burj Khalifa. On the two bedroom side, there's a 1,277 sqft layout with dual views of the Burj Khalifa and the canal, plus a 1,584 sqft loft. The brochure also mentions terraced villa apartments rounding out the range. Every unit comes with a covered parking space. Residences arrive fully furnished, with furniture, selected artwork and floor to ceiling windows.

Dubai Mall ten minutes away, the airport in fifteen

The location sits right between Business Bay and Downtown Dubai. The Burj Khalifa and the Dubai Mall are about a ten minute drive, Dubai International Airport around fifteen. Expect roughly twenty five minutes to reach the Burj Al Arab, Palm Jumeirah and Dubai Marina. The tower has direct access to Sheikh Zayed Road and Al Khail Road, with DIFC and the Trade Center just minutes away. Cafes, restaurants and shops are within walking distance, a real advantage in an area where many buildings still sit cut off from street life.

Pool with cabanas and landscaped gardens

The podium brings together the shared amenities. The pool is lined with cabanas and a sundeck, facing out toward the Downtown skyline. The fully equipped gym looks out over the same view. There's also a spa, a sauna, a children's play area, a kids' pool and landscaped gardens with jogging tracks and walking paths. The residence offers concierge service and 24 hour security with CCTV. The lobby features a video wall showing scenes of Dubai's nature synced to the daily cycle, from a calm wake up to a night time setting.
