Just seven townhouses within a vertical Business Bay development

While most developers stack apartments floor after floor, Omniyat set aside seven townhouse-style units within The Sterling. Each one spans 2,295 to 3,320 square feet across three floors plus a mezzanine level. The project itself consists of twin towers, East House and West House, each rising 21 residential floors above a shared four-level podium. Handover took place in the first quarter of 2023, making this a ready-to-move asset rather than a multi-year off-plan commitment. The chrome-finished facade gives both buildings their visual signature along the banks of the Dubai Water Canal.

A shared podium, two 21-storey towers

The Sterling follows a straightforward layout: two basement levels, a ground floor and four podium levels shared between the two towers. Each building then rises 21 residential floors, topped by a two-level rooftop. The mix includes studios, one- to four-bedroom apartments, four-bedroom townhouses and penthouses. Interiors are built without visible columns or load-bearing structures, freeing up the floor space and making layouts easier to configure. Floor-to-ceiling windows and wide terraces face the city and the canal.

Italian kitchens, Siemens and SMEG appliances

The specifications listed in the brochure go beyond the usual standard. Floors are laid in Omani Beige stone, with a marble wall in the kitchen and travertin panels in the bathrooms. Kitchens follow a contemporary Italian design, with quartz countertops and a breakfast bar. Appliances come from Siemens and SMEG. Master bathrooms follow a spa-like layout with a rain shower, bathtub, countertop basin and Bagno Design fixtures, while walk-in closets are custom-built with integrated lighting.

Two swimming pools and a wellness centre per tower

Each tower has its own pool deck, complete with cabanas and dedicated service. The project also includes a wellness centre, a spa and a gym equipped for cardio, strength training, floor exercises and yoga. The rooftop features a pool with city views. At ground level, residents have access to landscaped gardens and walking paths. The amenities list also covers concierge service, 24-hour security, valet parking and a cinema, all shared between the two buildings.

Three minutes on foot from the Dubai Water Canal

The Sterling sits between the Burj Khalifa district and the Dubai Water Canal, in Business Bay. The canal promenade is a three-minute walk away. The Dubai Mall, with over 1,200 stores, is five minutes away, and Dubai International Airport is a fifteen-minute drive. The neighbourhood puts residents within reach of Dubai Opera, the Burj Khalifa, the Dubai Fountain and the dining scene in nearby DIFC (Zuma, Roberto's, La Petite Maison). Marasi Bay, with its 12-kilometre waterfront promenade and five marinas, adds to the area's waterside leisure options.

Omniyat, a developer known for the upper end of the market

Omniyat has been active since 2005 across residential, commercial and hospitality real estate in the Gulf. Its portfolio includes One at Palm Jumeirah, The Residences and Ava, all under the Dorchester Collection, as well as The Opus, a building designed by Zaha Hadid. The Sterling follows the same approach: strong architectural identity paired with high-end finishes. For a buyer, the fact that the project has already been handed over removes construction risk and allows for a direct assessment of the finished product. The townhouses, capped at seven units, target buyers looking for a family home in the heart of Downtown rather than another high-rise apartment.
