About this project
630 homes, 38 offices and 39 shops stacked on a single JVC plot
Binghatti Amberhall sits on a 5,813.95 sqm plot in Jumeirah Village Circle, and the developer layers three distinct uses on top of each other. According to the technical sheet, the building has three basement levels, a commercial ground floor, four podium levels and 19 residential floors topped by a technical roof. The listing copy circulating on property portals mentions 18 residential floors: the discrepancy is worth checking against the final plans once available. The scheme brings together 630 apartments, 38 offices and 39 shops. For JVC, a district dominated by purely residential buildings, this mixed-use setup is less common. Handover is scheduled for December 31, 2026, on a freehold basis.
Offices on the podium, shops on the ground floor
The base of the tower is not just for parking. The 39 retail units occupy the ground floor, while the 38 offices are spread across the second, third and fourth podium levels, sandwiched between parking decks. The three basement levels round out the covered parking supply. This layout brings a flow of visitors and office workers during the day, which can bring life to the building's base but also puts extra load on lifts and access points. For a resident, having shops on the ground floor cuts down on the need for a car for daily errands, in a district where walking remains impractical for most trips.
One-bedrooms make up half the stock
Of the 630 units, 322 are one-bedroom apartments, or 51% of the total. Studios come next with 230 units (around 36%), while two-bedrooms account for just 78 units, barely 12%. The project includes no three-bedroom units and no penthouses. This mix clearly targets young professionals, couples without children and buy-to-let investors, who make up the bulk of demand in JVC. With such a large volume of small units, competition for tenants will play out largely within the building itself, a point to weigh before choosing a floor and orientation.
Travertine, green marble and brushed brass
The brochure lays out a more detailed material palette than most sales documents. It lists travertine marble, emerald green marble, wood veneer, brushed brass, black-tinted mirrors and travertine-look porcelain tiles. Satin chrome finishes are also mentioned. The presence of both natural travertine and its porcelain version suggests the real stone will be kept for certain surfaces, with porcelain tile used elsewhere. On the outside, Binghatti points to reflective glass facades and private terraces that extend the living spaces. Buyers would do well to ask which unit types actually come with these terraces.
Two pools, yoga and a jogging track
The shared amenities are fairly standard for this segment, but they cover several types of residents. The pool deck includes an adults' pool and a children's pool, along with cabanas and seating areas. Those who work out get an indoor gym, an outdoor fitness area, a yoga space and a jogging track. An outdoor play area caters to families, though the small number of two-bedroom units limits that audience. The developer also mentions a concierge service and the offerings of Masaken, its residential services arm.
The 33rd Binghatti building in the area
The map in the brochure lists 32 Binghatti projects in and around JVC, from Binghatti Amber to Binghatti Phoenix, including Dusk and Dawn. Amberhall adds to an already dense cluster from the same developer. Binghatti claims more than 60 projects worth over AED 40 billion and 25,000 units handed over before 2024. This concentration gives buyers a track record they can inspect on the ground, which is useful for judging build quality. It also means that Binghatti-branded rental supply is plentiful within a few hundred meters.
Seven minutes from Circle Mall, close to Al Khail Road
The developer places Amberhall 7 minutes from Circle Mall, the district's main shopping center. Palm Jumeirah is listed at 15 minutes, Dubai Mall and Burj Khalifa at 20 minutes, and Dubai International Airport at 25 minutes. Quick access to Al Khail Road (E44) is the main road link highlighted, with Sheikh Mohammed Bin Zayed Road and Hessa Street also nearby. Around the plot, the map shows supermarkets such as Spinneys and Choithrams, several clinics, nurseries and JSS International School. These drive times are indicative only and depend heavily on traffic during peak hours.
