About this project

"

JVC's tallest residential tower bets almost everything on small units

Out of Binghatti Circle's 776 units, 754 are studios or one-bedroom apartments. Two and three-bedroom layouts account for just 22 units, less than 3% of the total. That imbalance is deliberate and tells you what this project is about: a 58-storey residential tower that Binghatti Developers markets as the tallest in Jumeirah Village Circle, built with rental demand in mind from the outset. The scheme also includes 31 offices and 15 retail units at ground level, making it a mixed-use building rather than a straightforward residential block. Handover is scheduled for December 31, 2027, on a freehold basis.

72 levels on a 6,421 sqm plot

The building section reads like a spec sheet. Two basement levels, a ground floor, four podium levels, 58 residential floors, three mechanical floors, three infrastructure levels and a roof. That's 72 levels in total, sitting on a plot of 6,421.58 sqm (roughly 69,100 square feet). In JVC, where most buildings top out between 15 and 35 storeys, this height changes the picture for upper-floor apartments, which end up looking down over a neighborhood that's mostly low-rise. The four-storey podium takes care of parking and some of the amenities, freeing up the typical floors for housing.

A curved facade, travertine inside

Binghatti runs with the circle theme here: a wavy silhouette built from curves and setbacks that stands apart from the boxy volumes typical of the area. The developer sticks to its signature look, recognizable across its other Dubai towers. The brochure lays out the material palette for common areas and interiors: oak, marble, travertine, aged brass, fluted white wood, wood-look porcelain tile, mirror and glass. Units come with floor-to-ceiling windows and smart-home features. The document also mentions energy-efficient construction practices, without naming a specific certification.

754 studios and one-bedrooms out of 776 units

The breakdown tells the story: 250 studios, 504 one-bedroom apartments, 16 two-bedrooms and only 6 three-bedrooms. The published floor plans show four studio layouts, three one-bedroom layouts, two two-bedroom layouts and a single three-bedroom layout. This mix is clearly built for rental investors and young professionals, single or in couples, who make up the bulk of demand in JVC. Families won't find much choice in this tower, and the handful of larger units are likely to move fast. For buyers, this also means heavy internal competition on resale and rental, given several hundred nearly identical units on the market at once.

31 offices and 15 shops at the base of the tower

The commercial component sets Binghatti Circle apart from the area's purely residential buildings. The 15 ground-floor retail units are meant to serve residents and the immediate neighborhood. The 31 offices bring in a daytime crowd that can add activity during the week. Still, this mix stays modest relative to 776 apartments. The real value is having services within walking distance, something that's still lacking in parts of JVC.

Paddle courts, basketball and splash pads for kids

The amenities list goes beyond the standard pool-and-gym combo. There's a paddle court, a basketball court, a jogging track and landscaped walking paths. Kids get a playground and a splash pad. For relaxation, the tower offers cabanas, a sun deck, lounges and an indoor gym. Given the potential number of residents, the question will be how crowded these spaces get at peak times, something worth checking once the building is actually up and running.

Between Circle Mall and Al Khail Road

The tower sits in the central part of JVC, close to Circle Mall and Circle Community Park. Access to Al Khail Road and Sheikh Mohammed Bin Zayed Road puts Business Bay, Dubai Marina and Palm Jumeirah within driving distance. The Dubai International Cricket Stadium and the Jumeirah Five hotel are also listed among the nearby landmarks. JVC has no metro station, so a car remains a necessity. Binghatti points to 79 projects across the region and more than 20,000 units delivered before 2024, a track record worth noting for a building of this height.
