A 2,300 sqm plot, 282 apartments and a facade that doubles as shade

The Binghatti Etherea plot measures 2,321.56 sqm, a tight footprint for a tower stacking a basement, ground floor, five podium levels, 22 residential floors, a mechanical level and a roof. Binghatti Developers has fitted 282 apartments and five retail units into this building, located in one of the most built-up pockets of Jumeirah Village Circle. The developer calls it a "compact" tower, and the description matches the site reality. Handover is scheduled for late 2027, on a freehold basis.

A satin chrome exoskeleton against the sun

What sets Etherea apart is its outer structure. A load-bearing grid wraps the glass facades, finished in satin chrome. This lattice serves a purpose: it casts shade over the glazing, which matters in Dubai where heat load drives up cooling bills. At night, the exoskeleton lights up and culminates in a structural crown at the top. This follows Binghatti's usual playbook of turning the facade into a visual signature, though here in a more angular form than the curves seen on several of its recent towers.

47% one-bedroom apartments

The building holds 64 studios, 134 one-bedroom units and 84 two-bedroom units. One-bedrooms make up just under half the stock, two-bedrooms close to a third. That mix is more balanced than several nearby JVC schemes, where one-bedrooms often account for over two-thirds of units. With roughly 13 apartments per residential floor, the tower sits at a mid-size scale for the area. There are no three-bedroom units or penthouses: the target buyer is the young professional, the couple or the small family, and the studios are clearly aimed at the rental market.

All amenities grouped on the 5th floor

Binghatti has placed every shared space on the podium roof, at level 5. The layout follows a single line: an adult pool, a jacuzzi and a kids' pool sit in sequence, flanked by a sunbathing deck and outdoor showers. A yoga and aerobics platform, fountains and a play area round out the deck. Sunken seating creates spots for conversation, and a planted border of trees frames the whole space. The pedestrian paths and cycling track stay within the podium's footprint, making them closer to a walking loop than a genuine sports circuit.

Travertine, oak and bronze mirror

The brochure spells out the interior palette in detail, something few developers do at this stage. Floors are travertine, joinery is oak, with fluted panels painted white and high-gloss lacquered surfaces. Marble is reserved for feature walls. Bronze metal finishes, metal mesh and bronze-tinted mirrors add warmth to the scheme. Apartments come with floor-to-ceiling windows and smart home systems, both now standard features in JVC's upper-mid market segment.

Over 30 parks and two main roads

Jumeirah Village Circle has more than 30 landscaped parks, and Etherea sits within reach of Al Khail Road and Hessa Street. These two roads connect the district to Al Barsha, Dubai Marina and Business Bay. The developer cites 20 minutes to Dubai Autodrome, 22 to Ibn Battuta Mall and 25 to Expo City and Jumeirah Beach. Dubai Marina, Dubai Harbour and Al Maktoum Airport are given as 30 minutes away, Palm Jumeirah as 35. These drive times depend on traffic, and JVC still has no metro station. A car remains necessary, a point worth factoring into any rental strategy.
