About this project

A fifty-level tower built almost entirely around one-bedroom apartments

Of the 388 units at Binghatti Grove, 360 are one-bedroom apartments. That leaves just 20 two-bedrooms and 8 three-bedrooms, barely 7% of the total stock. Binghatti Developers placed this tower on a 6,424 sqm plot in Jumeirah Village Circle. The building stacks a basement, a ground floor with 16 retail units, four podium levels for parking, one amenity floor, 42 residential floors, a mechanical level and a roof. Handover is set for 31 August 2026, on a freehold basis. The project is, above all, a standardized rental product, built to be sold and re-leased unit by unit in compact sizes.

93% of the stock is one-bedroom

This unit mix is far more concentrated than most neighboring towers in JVC, which typically blend studios, one-bedrooms and two-bedrooms. Here, studios are absent entirely, and families are left with only 28 units in total. The target tenant is clear: a young professional working in Dubai Marina, Al Barsha or Dubai Internet City, looking for rent lower than in those areas. For investors, the upside is liquidity, since one-bedrooms remain the most actively traded unit type in JVC. The downside is just as clear. In a tower this size, any owner looking to resell competes directly with dozens of nearly identical units in the same building.

Double-height balconies on every other floor

The floor plan published in the brochure shows ten one-bedroom units per level, served by two staircases, eight elevators and one firefighter's lift. Each of these ten apartments comes with a double-height balcony topped by a pergola. According to the plan, this layout applies to alternating floors from the 3rd to the 37th, excluding the 19th. In practice, the facade alternates between levels with tall loggias and more conventional floors, which explains the rhythm visible in the renderings. Each one-bedroom includes a living and dining area, a kitchen, a laundry room, a bathroom and a guest WC. The description also mentions private pools in certain residences, though the brochure doesn't specify which units include them. That's a detail worth confirming in the sales contract.

Cipollino marble, Corian and bronze glass

Binghatti Grove moves away from the heavily sculpted facades that built the developer's reputation, as seen in Binghatti Phantom or Burj Binghatti. Here, the facade combines large floor-to-ceiling glazed surfaces, light-colored cladding and glass balustrades. The brochure leans into biophilic design, with pergolas and greenery on the balconies. The materials list tells a more concrete story than the marketing copy: Statuario marble, Cipollino Nuvolato marble used in several areas, wood veneer, Corian, Iris Crema porcelain tile, bronze glass and champagne-toned metal. The overall palette stays neutral and mineral-toned. It remains to be checked on site which finishes apply to common areas and which actually equip the apartments themselves.

Padel and basketball on the first floor

All shared amenities sit on the first floor, directly above the four parking levels. These include an adult pool, a children's pool, a play area, an outdoor fitness zone and a yoga space. The tower also adds a basketball court and a padel court, both still uncommon in a JVC community, where sports facilities are usually limited to a gym. That said, the brochure makes no mention of an indoor gym, which is a real gap during the summer months. With 388 units sharing a single amenity floor, peak-time crowding is also worth factoring in.

Binghatti's 28th building in JVC

The map in the brochure lists 28 Binghatti projects in Jumeirah Village Circle, from Binghatti Gate and Binghatti Heights to Binghatti Aurora and Grove. No other developer has built as extensively in the area. The group claims more than 60 projects, a portfolio worth over AED 40 billion and 20,000 units delivered before 2024. This track record offers reassurance on delivery capacity, but it also means more competing supply under the same brand within just a few streets. On the services side, Circle Mall, several supermarkets (Spinneys, Choithrams, Nesto), JSS International School, the two Community Parks and Aster Clinic are all nearby. Dubai Marina is about a ten-minute drive away, and Downtown Dubai around fifteen minutes, via Al Khail Road or Sheikh Mohammed bin Zayed Road.
