About this project
On a 2,350 sqm plot in Al Jaddaf, a tower that stacks offices on top of apartments
The Binghatti Moonlight plot measures 2,350 sqm, roughly half the size of a football pitch. Binghatti Developers has stacked four basement levels, a commercial ground floor, three podium levels, office floors, 18 residential floors and a rooftop amenity deck on the site. The scheme totals 236 apartments, 47 offices and a handful of ground-floor retail units. This mix of uses is unusual for the developer's recent portfolio, which has leaned mostly toward pure residential projects. Handover is set for March 31, 2027, on a freehold basis.
Offices and homes in the same shaft
The brochure's technical sheet spells out the vertical section: 4B + G + 3P, followed by three office floors, one mixed floor combining offices and residences, and finally 18 residential levels under the roof. The first floor houses common areas reserved for office occupants, including seating zones. For a resident, this means sharing a lobby and lifts during the day with an office crowd. For an investor, it also means the building's activity doesn't rest solely on residential occupancy. One inconsistency worth flagging: the technical sheet lists three ground-floor retail units, while the marketing copy mentions two. The final figure will need to be confirmed in the contract.
126 one-bedrooms, just 4 three-bedrooms
The residential program breaks down into 126 one-bedroom apartments, 106 two-bedrooms and 4 three-bedrooms. More than half the tower is made up of small units. The three-bedrooms, only four of them, are almost an afterthought and target a very narrow slice of family buyers. This mix clearly points the project toward young professionals, couples and the rental market, whether long-term or short-term. Dubai Healthcare City sits just a few minutes away, adding a pool of potential tenants among medical staff. There are no studios, which sets Moonlight apart from this developer's Business Bay towers.
Travertine, Patagonia marble and brushed brass
The brochure publishes a materials palette more detailed than usual. It lists travertine-look porcelain, Patagonia marble, 3D brushed brass panels, light oak, leather, textile panels, a concrete finish and tinted mirror. A touch of apple green cuts through these neutral tones. Outside, the tower is clad in glass facades with crystal-like facets. Its crown carries an open structure lit up at night, acting as a visual marker from the Creek. Units come with floor-to-ceiling windows and smart home systems, which the developer describes as AI-driven without detailing how that works.
Rooftop infinity pool and gym
Binghatti has grouped the main amenities on the top level. The rooftop holds an infinity pool facing the skyline, a shared gym open to both men and women, and lounge areas with seating. This choice frees up the podium for covered parking and office space. Pets are allowed under the building rules, a practical point for expats arriving with a dog. Al Jaddaf's nearby parks then double as walking spots. Security and CCTV run around the clock, and concierge service is advertised.
Twin sister to Binghatti Twilight
Moonlight stands next to Binghatti Twilight, another tower by the same developer on Al Jaddaf Waterfront, sharing its luminous theme and a comparable residential height of 18 floors. The difference lies in the program: Twilight stays purely residential, while Moonlight adds 47 offices. Binghatti claims more than 60 projects worth over AED 30 billion and 20,000 units delivered before 2024. The developer built its name on towers co-branded with Bugatti, Mercedes-Benz and Jacob & Co. Moonlight belongs to a more accessible tier, with no partner brand attached.
Etihad Rail and metro: planned, not yet built
From Al Jaddaf, the developer quotes 8 minutes to Business Bay and DXB airport, and 10 minutes to Dubai Mall, Burj Khalifa and the Museum of the Future. Schools, hospitals and malls sit between 5 and 10 minutes away. The brochure also mentions a possible Etihad Rail stop at Al Jaddaf and a future metro connection to Dubai Creek Harbour. Both pieces of infrastructure remain at the planning stage, and the brochure itself uses the word "potential." The balconies facing the Creek do, however, offer a confirmed view of the Creek Harbour skyline, which was under construction at the time.
