About this project

Three out of four units are one-bedroom: Binghatti Spectre bets on urban rental demand

Of the 712 homes at Binghatti Spectre, 546 are one-bedroom apartments. That ratio, close to 77%, tells you exactly who this project is built for: buyers targeting tenants who work between Downtown, DIFC and Dubai Healthcare City. The scheme goes beyond residential. Binghatti Developers has added 235 offices and 19 ground-floor retail units, all on an 11,033 sqm plot at the northern entrance of Al Jaddaf Waterfront. The two towers share a common podium and rise to 26 storeys above four basement levels (GenieMap's technical sheet lists three), a ground floor and three podium levels. Handover is scheduled for 31 December 2028, on a freehold basis.

Tower A, Tower B: two schemes of very different size

The two towers are not evenly matched commercially. Tower A holds 508 units: 407 one-bedroom, 50 studios, 49 two-bedroom and just 2 three-bedroom. Tower B is smaller, with 204 units: 139 one-bedroom, 31 studios, 33 two-bedroom and a single three-bedroom unit. Across more than 700 apartments, there are only three family-sized three-bedroom homes, making them close to irrelevant for family buyers. The type 01 studio gives a sense of how compact the units are: 27.63 sqm internal plus a 6.96 sqm terrace, for 34.59 sqm total. The brochure notes that areas are measured to the centreline of party walls and the outer face of external walls, a convention worth keeping in mind when comparing with other developments.

A gridded facade that lights up at night

The project's visual signature lies in its grid of bronze and gold metal frames set against floor to ceiling glazing. Binghatti has built in localised LED lighting along the frame, tracing the balcony lines once night falls. The developer is applying a formula already seen on its Business Bay towers, here with a stiffer, less wave-like geometry. Inside, the finishes schedule lists European walnut, travertine flooring, metro tiles and marble accents. The brochure's materials board also mentions ivory limestone, wavy stainless steel, cherry wood, smoked mirror and burgundy velvet for the common areas. Offices and retail are kept separate from residential circulation, a detail that matters in a building where several hundred employees and residents will share the same footprint.

Creek on one side, Burj Khalifa on the other

The layout offers two distinct outlooks. Units facing east and southeast look toward the Mohammed bin Rashid Library, Dubai Creek and the Dubai Festival City skyline. Those facing north and northwest overlook Za'abeel, with Downtown, Burj Khalifa and Dubai Creek Harbour in view. The surrounding built environment is still low-rise, which for now limits the risk of facing walls. For an investor, orientation is likely to weigh more heavily on rental value than floor level itself. These views should still be checked against the master plan, since the Creek waterfront keeps getting denser.

Direct access to Al Khail Road and two metro stations

The site has a slip road leading straight onto Al Khail Road (E44) and the D68 interchange, allowing residents to bypass Sheikh Zayed Road traffic when heading to Business Bay or the southern part of the city. Al Jaddaf and Creek metro stations, on the Green Line, are about two minutes away. DHCC is three minutes off, Burj Khalifa and Dubai Mall five, and the international airport and Dubai World Trade Centre ten. An Etihad Rail connection is also planned at Al Jaddaf, still a theoretical asset for now but one that would strengthen the area's appeal for office tenants.

Binghatti's third project on the same waterfront

Spectre joins Binghatti Twilight (228 homes across 18 residential floors) and Celeste (44 residences) on Al Jaddaf Waterfront. With 712 apartments and 235 offices, it's a different scale altogether, by far the developer's largest scheme in this stretch. The podium hosts more than twenty amenities: adult and children's pools, a shared jacuzzi, tennis and padel courts, a 90 metre sprint track, a yoga deck, an indoor gym and an outdoor fitness area. That sports offering fits a young, active tenant base more than large families. The concentration of Binghatti units within a few hundred metres of each other does raise a question of competition at resale and rental stage, one that each buyer will need to weigh against the specific unit type they're targeting.
