About this project
A waterfall and tropical plants running down the facade of a 75-unit building
Amazonia holds 75 apartments spread across twelve residential floors above a basement and a ground floor, topped with a landscaped roof (B + G + 12 + R configuration). The neighbouring towers in Al Jaddaf line up several hundred units each. This one counts a few dozen. Developer Palladium Prime Real Estate Development is betting on the facade to stand out: strands of tropical plants and an exterior waterfall cascading from the upper levels down to the base of the building. The property is offered freehold, with handover set for August 30, 2027.
Tropical plants and a waterfall across twelve floors
The brochure lists the exterior waterfall among the project's amenities, right alongside the pool and the gym. It's treated as a core part of the offering, not an afterthought. Along most of its height, the building carries trailing greenery, which is where the project gets its name. Inside, the developer promises wood flooring and large windows. One question buyers should raise before signing: who maintains these plantings and the moving water, and what does it cost? With a concept like this, a well-kept green facade stands out just as much as a neglected one would.
From a 377 sq ft studio to an 1,884 sq ft three-bedroom
The unit mix is unusual. There are 9 studios starting at 377 sq ft, 44 one-bedroom units from 592 sq ft, and 16 two-bedroom units from 775 sq ft. The 6 three-bedroom units start at 1,884 sq ft, more than double the size of the smallest two-bedroom. That gap signals that the three-bedrooms, which include the advertised penthouses, sit in a separate category within the building. One-bedrooms make up close to six units out of ten and form the main product for rental investors.
Between the Mohammed Bin Rashid Library and DEWA headquarters
Several recognizable landmarks surround the plot. DEWA headquarters, the Mohammed Bin Rashid Library and the Palazzo Versace hotel all sit within close reach, as does the Al Jaddaf metro station on the Green Line. Across the Creek, residents can reach the Dubai Creek Golf & Yacht Club and Dubai Festival City Mall. According to the developer, the international airport is about ten minutes away. Dubai Mall takes roughly fifteen minutes, and the historic Al Fahidi district is five to seven minutes out. For a tenant working in Downtown or Deira, sitting between the two banks of the Creek is a tangible selling point.
Automated parking and a rooftop pool
The roof holds the pool and a garden, which frees up the ground floor for a central courtyard, a children's play area and a barbecue zone. Parking relies on an automated system, still uncommon in Dubai's residential market. It allows more cars to fit into a smaller footprint. Buyers should ask about wait times during peak hours and about maintenance arrangements. The amenity list also includes a coworking space, a meditation zone, a shared jacuzzi and a climbing wall, which adds up to a fairly full program for 75 units.
60% paid before handover
The payment schedule moves fast. Buyers pay 10% at booking, then 10% after one month and another 10% after two months. That puts 30% of the price due within the first sixty days. Further 5% instalments follow every two months until reaching 60%, with the remaining 40% due at handover. There's no post-handover payment plan, so buyers need to arrange financing for the balance by summer 2027.
Palladium Prime favours low-rise buildings
The developer, based at The Opus in Business Bay, builds smaller-scale buildings across several Dubai neighbourhoods. Its portfolio includes Coralis on the Meydan canal, as well as Magnolia and Regent Yacht in Dubai Internet City. Amazonia is its project on the Al Jaddaf waterfront, a district otherwise dominated by large, high-density developments such as those from Binghatti. Here, Palladium Prime bets on a smaller unit count and a recognizable facade rather than scale. As with any developer with a recent track record, investors should check completed handovers before committing.
