About this project
340 one-bedroom units out of 354: Binghatti Phantom targets the rental market first
Of the 354 units at Binghatti Phantom, 340 are one-bedroom apartments. The remainder is modest: 10 two-bedroom apartments, 4 three-bedroom apartments and 15 ground-floor retail units. Binghatti Developers has built, in Jumeirah Village Circle, a tower that is almost single-typology, sitting on a plot of 5,775.97 sqm. The building stands out for its circular shape, uncommon in a district dominated by rectangular blocks. Handover is scheduled for October 31, 2025, on a freehold basis.
96% one-bedroom units, a deliberate choice
This unit mix says a lot about the target buyer. In JVC, the one-bedroom apartment is the most liquid product, whether for resale or for long-term rental to young professionals working in Dubai Marina, Al Barsha or Dubai Internet City. By concentrating 96% of the stock on this format, Binghatti is betting on the depth of that demand. The downside is well known: buyers will face direct competition from hundreds of identical units in the same building when it comes to renting out. The 14 larger apartments remain a side category and should trade separately. The project sheet also mentions private pools for some units, a detail worth checking unit by unit in the sales contract.
A 37-storey cylinder on a podium
The brochure spells out the stacking: a basement, a ground floor, four podium levels, a first floor dedicated to amenities, 37 residential floors, a technical level and a roof. The marketing description mentions 39 floors, a discrepancy likely due to how technical levels are counted. The round shape allows balconies to face multiple directions and limits head-on overlooking between units. The balconies interlock with one another behind glass balustrades, a recurring signature of the developer since Binghatti Jasmine or Binghatti Crescent. Glazed sliding doors take up a large part of the facades.
Calacatta marble, brushed brass and fluted oak
Binghatti has published a materials list more detailed than usual. It includes three marbles (Calacatta, Calacatta Oro and white Fior di Bosco), a Fabbricotti stone, brushed brass and a tinted laminated glass called Phantom Black. The wood is tan oak, used flat or in a fluted version. A Patagonia wallpaper rounds out the palette. These references give a sense of the finish level being targeted, though it isn't specified which apply to common areas and which to the apartments themselves. A point worth clarifying before signing.
Infinity pool and tennis court on the podium
The four-storey podium houses the amenities. The infinity pool, surrounded by lounge areas, is the centerpiece. A tennis court, rarer than padel in JVC's newer towers, takes up part of the space. Families get a kids' play area with a wading pool, green spaces and an outdoor gym. Parking and the 15 retail units round out this base, which should bring some activity to street level.
Ten towers already delivered by Binghatti in JVC
The developer isn't new to the area. Its JVC portfolio counts ten completed projects, including Binghatti Gate, Binghatti Heights, Binghatti Mirage, Binghatti Luna and Binghatti Nova. Ten more are under construction or planned, from Onyx to Venus. Company-wide, Binghatti claims more than 50 projects, a portfolio worth AED 30 billion and 20,000 units delivered before 2024. It is also the group behind the Bugatti and Jacob & Co towers in Business Bay. Its heavy presence in JVC gives buyers an easy track record of rents and resale prices to check for comparison.
Circle Mall five minutes away, Marina ten
Circle Mall and GEMS British Academy are listed at five minutes away, Al Khail Avenue Mall at seven. Mall of the Emirates and Dubai Marina are reachable within about ten minutes via Hessa Street and Sheikh Mohammed Bin Zayed Road, Downtown in around twelve, outside peak hours. Daily needs are covered locally: Spinneys, Choithrams and Nesto supermarkets, Aster and Life Medical Center clinics, Halfa and Community Park. JVC still has no metro station, and a car remains necessary for most trips.
