About this project

A 44-level tower built almost entirely around the one-bedroom apartment

Of the 354 units at Binghatti Royale, 340 are one-bedroom apartments. That leaves just ten two-bedrooms and four three-bedrooms, barely 4% of the total stock. Binghatti Developers isn't chasing the family buyer here. The developer has calibrated this as a rental product for young professionals and childless couples, in Jumeirah Village Circle, one of the Dubai neighborhoods where rental demand for this unit size runs highest. On a 5,775 sqm plot, the tower stacks a basement, a ground-floor retail level, four podium floors, an amenity floor, 37 residential floors, a mechanical level and a roof. Handover is set for October 31, 2025.

340 one-bedroom units out of 354

This ratio is what actually sets the project apart. The typical floor plate, repeated across even-numbered floors from the 2nd to the 36th, arranges ten one-bedroom apartments around a central core. Each unit includes a living room with a dining area, a kitchen, a bathroom, a guest toilet and a balcony. Larger layouts are so rare they're almost an afterthought. For a buyer, that means resale liquidity tied to a single segment, and direct competition with the hundreds of one-bedrooms already delivered in the area. On the upside, it's the format that rents fastest in JVC.

Jacuzzis and double-height balconies on the facade

The floor plans show a detail rarely seen at this price point. On the typical floor, all ten units come with a jacuzzi on their balcony. Floors are staggered: some balconies rise to double height while others sit under a pergola. This play of volumes produces the protruding lines that make up the facade, a signature look for Binghatti. The central core groups eight elevators, including one firefighter lift, a comfortable ratio for roughly 350 households.

Travertine, Calacatta marble and brushed brass

The brochure lists a more detailed set of materials than usual. It cites three types of marble (Calacatta, Calacatta Oro and Fabbricotti), Pearl travertine, matte porcelain, brushed brass and laminated mirror glass. On the wood side, walnut, Phantom Black oak, ash and grey parquet round out the palette. The overall tone stays neutral and warm, with floor-to-ceiling windows in the living rooms. These samples are indicative only: the sales contract defines the finishes actually delivered.

A full floor dedicated to amenities

Above the four podium levels sits a complete deck for shared amenities. The site plan shows an infinity pool, a separate kids' pool, a lounge pool and a play area. A padel court, an outdoor gym and a multi-purpose lawn share the rest of the space, alongside a juice bar and an outdoor dining area. The project fact sheet also lists tennis, basketball and a spa, amenities absent from the brochure's site plan, so it's worth getting that confirmed by the developer. For a tenant-driven market, the overall offering sits in line with what recent towers in the area typically provide.

Twenty-four Binghatti addresses in the same area

The brochure's map lists 24 Binghatti projects around JVC, from Binghatti Onyx to Binghatti Crescent. The developer claims over 60 projects, a portfolio worth more than AED 40 billion and 20,000 units delivered before 2024. Investors know it best for its branded towers (Bugatti in Business Bay, Mercedes-Benz in Downtown), but its actual volume comes from buildings like this one. Royale lands in territory the developer knows well, which helps with construction timelines. But it also means that at resale, owners will need to stand out among the developer's own neighboring projects.

Between Al Khail Road and Sheikh Mohammed Bin Zayed

JVC sits framed by the E44 Al Khail Road and the E311 Sheikh Mohammed Bin Zayed Road, with Hessa Street giving direct access toward the coast. The developer markets Circle Mall as ten minutes away, with Dubai Marina and the Burj Al Arab roughly fifteen minutes by car. The neighborhood has no metro station, so a car remains a necessity. Nearby, residents will find Spinneys, Choithrams and Nesto supermarkets, JSS International School, Aster clinic and the North and South Community Parks. Sixteen ground-floor retail units will round out the offering at the base of the tower.
