About this project
Offices, shops and 572 homes stacked on a single JVC plot
Binghatti Ruby sits on a 4,687 sqm plot in Jumeirah Village Circle, roughly 50,450 square feet. On this footprint, Binghatti Developers stacks three separate programs: 10 retail units at ground level, 45 offices spread across two floors, and 572 apartments across eighteen storeys. In a district dominated by purely residential towers, this mixed-use setup is unusual. The title is freehold, and handover is scheduled for December 31, 2026. The red and gold facade, which gave the project its name, repeats the developer's instantly recognizable visual language.
Two office floors sandwiched between the podium and the homes
The brochure's technical breakdown reads bottom to top: basement, ground floor with lobby and shops, four podium levels, two office floors, eighteen residential floors, then the roof. The listing circulated by GenieMap mentions two basement levels, while the brochure shows only one. This point is worth confirming in the contract. Placing the offices between the parking and the homes creates a buffer zone. Residents enter through the same base as office workers but live above the commercial activity. For an owner, this also means sharing common areas and elevators with a different kind of traffic.
Two three-bedroom units, and that's it
The unit mix is easy to read. There are 319 studios, 185 one-bedroom apartments, 66 two-bedroom units and just 2 three-bedroom apartments. Studios account for 56% of the stock, and units with one bedroom or fewer make up nearly 88%. The brochure itself describes residences ranging from studio to two-bedroom, confirming that the two larger units are essentially an afterthought in the floor plan. This profile clearly targets rentals to young professionals or single expats, a tenant base well represented in JVC. On the flip side, it exposes the building to heavy rental competition from the many towers in the area built on the same model.
Ruby glass, fluted travertine and Rosso Levanto marble
The materials list published by the developer is more detailed than usual. It cites fluted travertine, Rosso Levanto marble (a red stone veined with white), wood veneer, Corian, bronze glass, a tinted glass called Ruby Glass, and champagne metal finishes. The red marble and colored glass carry the facade's theme into the interiors. The brochure also mentions floor to ceiling windows in the apartments. Plans remain indicative, and the developer reserves the right to change materials and layouts, as stated in the fine print.
Separate pools and a yoga zone on the podium
Amenities are spread across the podium levels and the roof. There's an adult pool, a children's pool with a play area, and an indoor gym paired with an outdoor fitness space. A dedicated yoga zone and a jogging track with city views are also planned. The amenities list provided mentions private pools, but the brochure doesn't address this and no floor plan locates them. An interested buyer should ask in writing which units, if any, would include one. With 572 homes and 45 offices sharing the building, pool crowding at peak hours is also worth asking about.
Between Al Khail Road and Sheikh Mohammed bin Zayed Road
JVC has no metro station, and driving remains the main way to get around. The project leans on its proximity to Al Khail Road, Sheikh Mohammed bin Zayed Road and Sheikh Zayed Road. Circle Mall, the district's main shopping center, is a few minutes away. Dubai Marina and the beaches of Jumeirah are reachable by car, provided you avoid peak traffic hours. The 10 ground floor shops will bring everyday services right to the building's doorstep.
A developer claiming 25,000 units delivered
Binghatti Developers is a private Emirati company with a portfolio of more than 60 projects worth over AED 40 billion. It states it had delivered 25,000 units before 2024, a volume that puts it among the city's most active builders. It's best known for its branded towers with Bugatti, Mercedes-Benz and Jacob & Co. Ruby belongs to a different, more accessible line that the group rolls out at scale in neighborhoods like JVC. This production pace gives some visibility into its delivery track record. Still, the late 2026 deadline is worth watching closely as construction progresses.
