The unit mix spans 192 premium studios, 220 one-bedroom Royal Suites, 186 two-bedroom apartments, 31 three-bedroom units, 10 Pool Villas and 8 four-bedroom Royal Penthouses. Nine retail units occupy the ground floor, adding a commercial layer directly facing the canal promenade. Completion is scheduled for late 2026 under freehold ownership. The project sits on a 10,061 square meter plot, making it one of the denser vertical developments along the Business Bay waterfront.
Sculptural balconies and facade geometry
Binghatti buildings share a recognizable architectural language built around angular facades and deeply recessed balconies. One by Binghatti continues this approach with protruding volumes that shield outdoor spaces from direct sun while framing views toward the Burj Khalifa to the north and the Dubai Water Canal to the south. The brochure emphasizes natural ventilation and daylight penetration as functional outcomes of this design. Unlike flat glass curtain walls common in the area, the facade creates depth and shadow play throughout the day. Interiors use high-quality finishes and modern kitchen appliances, consistent with Binghatti's positioning between mid-market and ultra-premium segments.
10 Pool Villas with private basins on upper floors
The 10 three-bedroom Pool Villas represent the most atypical product in the project. Each unit includes a private pool accessible from the living area, a feature typically reserved for penthouses in Business Bay towers. These villas target buyers seeking standalone-villa amenities without sacrificing the security and services of a high-rise. The 8 Royal Penthouses offer four bedrooms with expansive terraces and panoramic sightlines. Together, these 18 units form the top tier of the project and will likely command the highest per-square-foot prices at launch.
Amenity deck: tennis courts and dual pools
The first floor hosts all shared amenities across an open-air deck partially exposed to the sky. Two swimming pools, one for adults and one for children, anchor the layout. A segmented gym includes cardio zones and strength training areas.
