About this project

From custom furniture to concrete: BOLD delivers 94 rent-ready flats

The Collective consists of 94 units spread across six floors, sitting above a ground level and beneath a fully landscaped rooftop. It's the first building from BOLD Developer, a company that grew out of a bespoke furniture maker that has operated in Dubai for more than fifteen years. The building's format is a direct result of that background: every unit is sold fully furnished and designed to be rented out the moment keys are handed over. The offering is limited to one and two-bedroom flats. Handover is scheduled for the first quarter of 2028, in Dubai South, between Expo City Dubai and Al Maktoum International Airport.

BOLD Bespoke Design moves from workshop to construction site

Founder Khalil Al-Hashemi first built BOLD Bespoke Design, a made-to-order furniture and interior fit-out brand with an international client base, according to the company. The development arm is much newer. It claims more than 5 million square feet under development in Dubai and a presence in Dubai South's HUB 1 sector, but The Collective remains its debut project, meaning there's no verifiable delivery track record yet. For a buyer, that's the point to weigh most carefully. The counterargument holds too: a furniture manufacturer keeps in-house the most expensive part of delivering a fully equipped unit, which can work in favor of finish quality.

Design Haus Medy handles the plans and interiors

Architecture and design fall to Design Haus Medy, working alongside the BOLD Bespoke Design team on furnishings. The facade follows a minimalist language: clean geometric lines, large glazed openings and deep balconies that shield the rooms from direct sun. At ground plus six floors, the building sits in the mid-rise category, between the smaller G+4 buildings nearby and the ten-story towers now multiplying across the district. Interiors lean on a plain aesthetic and functional layouts, with rental turnover clearly in mind. The building is also pet-friendly, a policy still applied unevenly across Dubai's residential communities.

Four rooftop zones, labeled A through D

Rather than a single pool deck, the developer has split the rooftop into four distinct zones. Zone A, "Motion," groups the physical activities: a football pitch, a yoga lawn, ping-pong and outdoor seating. Zone B forms the center of the roof with a panoramic pool ringed by loungers and cabanas. Zone C, "Pulse," offers waterside lounges and a space set up for a DJ, while Zone D, "Gather," brings together a lounge bar, an open-air cinema, a barbecue area and outdoor dining tables. At ground level, the building adds a gym with a wellness studio, a children's play area, concierge service and outdoor parking.

Five minutes from Expo City, twenty from the Marina

Stated travel times run 5 minutes to Expo City Dubai, 10 minutes to Al Maktoum International and 15 minutes to Palm Jebel Ali. Dubai Marina sits about twenty minutes away and Downtown around half an hour by car. Dubai South spans 145 square kilometers, and its master plan targets more than a million residents over time, with airport expansion as the main driver of local employment. The brochure cites a 50% rise in transaction volumes in 2024 according to the Dubai Land Department, along with a 30% increase in rents over the same year. Those figures cover the whole district rather than the project's specific address, so they're best read as a broader trend rather than a guarantee for this address.

50/50 payment plan, keys in Q1 2028

The payment plan follows a standard Dubai structure: half during construction, half at handover. No post-handover installments are mentioned, meaning buyers need to have the balance or bank financing ready by the time keys are delivered. The project is currently sold off-plan, under construction, on a freehold basis open to foreign buyers. BOLD puts the estimated gross rental yield between 8.5% and 9.5%, a developer projection that will hinge on actual 2028 rent levels. The target buyer is clear: an investor after a small, furnished unit to rent out to workers from the airport, the logistics zone or Expo City.

In a market dominated by skyline-chasing towers, BOLD Developer takes the opposite route with intimate boutique low-rise communities designed as private sanctuaries. This Dubai-based developer and investment firm has launched The Collective in Dubai South, a collection of fully furnished one- and two-bedroom apartments starting from around AED 1.05 million. With handover scheduled for early 2028, it offers investors an entry point into one of the emirate's key growth corridors. Here is what you need to know before you buy.
