About this project
Raiha: the standalone villa as the only format in an otherwise vertical district
Roughly 334 sqm of living space, four bedrooms, no shared walls: Raiha offers a single housing type and sticks to it, without variation. BT Properties has placed this batch of standalone villas within Waada, the masterplan it is developing at Dubai South that already mixes apartment towers with large houses. This sets it apart from the rest of the area, where most recent launches have been four to ten storey buildings. The developer has not yet announced a commercial launch date. The project currently sits at the expression of interest (EOI) stage, with handover targeted for the end of December 2029.
Four bedrooms, 3,600 square feet, no alternative layout
The sales material lists a single configuration: the four-bedroom villa at roughly 3,600 square feet. There is no three-bedroom option for a lower entry price, nor a five-bedroom version for buyers wanting more space. This narrow lineup makes the offering easy to understand, but it also limits choice on resale, since every unit in the batch will be competing in exactly the same bracket. The brochure describes facades with clean geometric lines meant to blend with the landscape, along with quality interior finishes, without naming an architect or supplier. Investors will need to wait for detailed floor plans before judging room layout, plot size, or whether staff quarters are included.
40% open space around the plots
The Waada masterplan sets aside around 40% of its area for open space, linked by parks and water features. Raiha villas share a communal pool, a landscaped garden, a fountain, and jogging tracks that feed into this green network. Multi-sport courts and a flexible outdoor space round out the offering for families with teenagers. The community also includes a mosque, neighbourhood shops, cafes and restaurants, plus covered parking. The brochure also mentions an international school and a community cultural centre, pitched as the district's social hub. These amenities belong to the wider masterplan, and no specific delivery timeline has been given for them.
The 15-minute walkability concept
BT Properties builds its pitch around the 15-minute city idea: shops, healthcare, leisure and services within walking distance. The developer points to elevated pedestrian bridges, dedicated cycling lanes and EV charging points. For villa owners in Dubai, where getting around usually means driving, this is a promise that will need checking once the first phases are actually delivered. It does line up with the Dubai 2040 Urban Master Plan, which treats active mobility as a planning priority. The masterplan also covers stormwater management and waste treatment systems.
Seven minutes from Al Maktoum International
Waada sits roughly seven minutes from Al Maktoum International Airport, whose expansion is set to make it the emirate's main aviation hub. Emirates Road is five minutes away, Dubai Parks and Resorts fifteen, and Expo City Dubai is right next door. Based on the developer's own travel time estimates, Dubai Marina is about 25 minutes away and Mall of the Emirates around 30. Downtown Dubai and Burj Khalifa are close to 50 minutes out. The intended buyer profile, then, is a family whose day-to-day life is centred on the south of the emirate (logistics, aviation, Jebel Ali, JAFZA) rather than the traditional business districts.
BT Properties: thirty years of track record, a first for Dubai
BT Properties claims three decades in the business, starting in Pakistan with residential developments before expanding into several other cities. Waada marks its entry into the Dubai market, which means there is no local delivery history to point to yet. The developer highlights its record on timely completion and build quality, but those references all come from outside the UAE. Early signals worth watching will be progress on the Cascada towers, launched within the same masterplan, and the project's registration with RERA under an escrow account. With handover set for the end of 2029 and no launch date confirmed yet, Raiha is really aimed at buyers willing to wait five years for a villa in a format that is otherwise rare in this part of the market.
