About this project
92% of homes face the beach, 73% of the plot given over to greenery
On a total plot of roughly 267,000 square feet, Burtville Developments is building on just 27% of the land. The rest is planted. Bab Al Qasr Beach Resort Residence 77 brings together two residential towers, a landscaped podium and a Beach Club housed in a separate building, on the waterfront of Al Reem Island. According to the project fact sheet, 92% of units have a direct beach view, a rare figure for towers of this height. Sales launch is set for 3 October 2026, with handover pencilled in for the fourth quarter of 2031. That is a long horizon, and buyers need to factor it in before committing.
Two towers and a Beach Club linked by walkways
Each tower has a lower ground floor, a ground floor, five podium levels, 53 floors and a roof, adding up to around sixty levels in total. The Beach Club sits on its own plot of roughly 78,600 square feet, separate from the towers' plot of nearly 188,700 square feet. Three planted walkways, the "Sky Garden Bridges," connect to a panoramic lift serving the beach-side arrival point. This split into two separate volumes changes daily life on the ground: the infinity pool and bar sit right by the sand, not on top of a parking deck. Vertical circulation runs on 18 OTIS passenger lifts and 3 service lifts.
A maximum of twelve homes per floor
The unit mix runs from one bedroom apartments to five bedroom duplexes, with sizes ranging from roughly 700 to 3,100 square feet (about 65 to 290 sqm). The brochure caps density at 12 units per floor, dropping to 6 on some levels. Ceiling height reaches 3.6 metres, well above what most towers on the island offer. The four and five bedroom duplexes each come with a private lift. Every home is delivered furnished with THE ONE furniture, Roca sanitaryware, Siemens appliances and Samsung televisions, built around a base of light oak, parquet flooring, beige marble and bronze detailing.
Four floors of amenities, from the podium to level 42
The developer has spread the amenities across several levels rather than grouping them all at ground level. The podium roof, on the sixth floor, brings together a family zone with a children's pool, an adults-only pool with a submerged bar and an aqua gym area, a padel court, a jogging track, an outdoor cinema and a garden coworking space. Level 22 houses a suspended pool, private cabanas, the spa and a gym. Levels 36 and 42 hold lounges set around a water feature, a sunken fire pit, a cocktail bar and a terrace facing the sunset. In return, service charges are estimated at between AED 16 and 19 per square foot per year, a figure worth building into any rental yield calculation.
Bab Al Qasr hotel services on an opt-in basis
The project's name refers back to the Bab Al Qasr hotel, and the link is also a commercial one. Residents get a 25% discount on the hotel's services: restaurants, Ayana Spa treatments, the Allure salon, Sea Hero water sports and health club memberships. An à la carte menu adds valet parking, housekeeping, laundry, childcare, in-apartment dining and move-in coordination. A travel concierge also handles flight bookings, airport transfers and car rentals. For a non-resident owner letting short-term, this base of hotel services makes remote management easier.
Reem Central Park next door, ADGM six minutes away
The residence sits right by Reem Central Park, and the park's mosque is two minutes away. Reem Mall and Reem Hospital are five minutes away by car, as is Sorbonne Abu Dhabi. Repton School's Rose and Fry campuses are two and five minutes away, a concrete selling point for expat families targeted by the larger duplexes. The ADGM business district, on the neighbouring island of Al Maryah, is six minutes away, and Cleveland Clinic Abu Dhabi is seven to nine minutes away. The podium includes 13 retail units and a nursery, and Zayed International Airport remains 30 to 35 minutes away. Parking follows unit size: one space up to two bedrooms, two spaces for three and four bedroom units, three spaces for five bedroom units, with electric vehicle charging.
A developer with a thin track record on paper
The brochure offers little detail on Burtville Developments' past projects. It simply describes the company as a developer that runs its projects from design through to handover in Abu Dhabi. For a scheme of this scale, with handover more than five years out from launch, buyers would do well to check the escrow account registration and the payment schedule. Freehold status opens up the purchase to foreign buyers, as it does everywhere on Reem Island. The real difference will come down to how well the developer sticks to its timeline, and how well the hotel services are run once the towers are occupied.
