On the podium, terraces as large as the living rooms

On the podium levels of Radiant Terrace, some three-bedroom apartments come with outdoor space almost equal to their indoor floor area. The tower stacks a ground floor, six podium levels and 43 residential floors, adding up to 618 homes plus retail units at street level. The site sits in Shams, the busiest part of Al Reem Island in Abu Dhabi, with handover scheduled for August 30, 2029. Developer Radiant named the building after its main selling point: the terrace. The brochure describes a home that "starts at the threshold" rather than stopping there. What that promise actually means varies unit by unit.

Sixteen three-bedrooms with 160 sqm outside

The floor plans for podium levels 2 and 4 show five three-bedroom apartments with maid's room on each floor. Their total area ranges from 3,609 to 3,861 square feet, or roughly 335 to 360 sqm. The brochure splits each unit into two nearly equal blocks, each around 1,760 to 1,950 square feet. Since the average interior size quoted for these three-bedrooms is 175 sqm, roughly half the total floor area is outdoor space, meaning about 160 to 180 sqm of terrace sitting on the podium roof. Only sixteen units of this type exist across the whole development. For a buyer after villa-like space without leaving the tower, this is the rarest layout on offer.

Four garden duplexes with canal or city views

On the upper ground floor, Radiant placed four four-bedroom duplexes with maid's room, each with an upper floor reaching podium level 1. Total sizes run between 3,065 and 3,179 square feet, averaging 256 sqm indoors. Each duplex comes with balconies of about 355 to 365 square feet (roughly 33 sqm). The plans point some units toward the canal and others toward the city. With only four in existence, these are the most limited units in the tower, aimed at large families wanting direct access to the lower floors and amenities.

Seven in ten homes are under 75 sqm

The rest of the development tells a different story. Out of 618 units, 160 are studios averaging 35 sqm and 274 are one-bedrooms averaging 74 sqm, together making up 70% of the total. All 164 two-bedrooms (averaging 128 sqm) come with a maid's room. A typical floor holds fifteen units: four studios, seven one-bedrooms and four two-bedrooms. The smallest studios drop to 436 square feet, while some two-bedrooms exceed 1,790 square feet. This mix clearly targets rental demand from young professionals and students at Sorbonne Abu Dhabi, while the larger podium units target owner-occupiers.

A full floor for sport and evenings out

Amenities take up an entire level of the tower. There's an outdoor pool, a gym, a multi-sport court and an open-air cinema, the latter still uncommon among the island's residential buildings. A shared kitchen lets residents entertain beyond the size of their own apartment, useful for studio owners in particular. A sauna, jacuzzi, yoga and zumba space, children's play area and barbecue zones round out the offering. On parking, the brochure lists about 800 spaces for 618 homes, a comfortable ratio on an island where visitor parking is often tight.

Radiant's eighth address in Shams

The brochure's map places Radiant Terrace among several sister developments on Al Reem Island: Radiant Square, Radiant Garden, Radiant Atrium, Radiant Bridges, Radiant Marina Towers, Radiant Elite and Radiant Waves. The developer has concentrated its activity in a single area, letting buyers tour neighbouring completed projects before signing. Reem Central Park is listed at 3 minutes away, with Repton School and Sorbonne Abu Dhabi both at 5 minutes. The Galleria on Al Maryah Island and Reem Mall sit about ten minutes out, as does downtown, with Cleveland Clinic also within that same range. Saadiyat Island is 16 minutes away, and the international airport 25 minutes. The property is sold freehold, open to foreign buyers in this designated investment zone.
