Flow25 stacks 25 levels on Al Reem Island: a ground floor, a three-storey podium, one full floor dedicated to amenities, twenty residential floors and a rooftop terrace. The project's name appears to come directly from that count. GAF Property is offering one to three bedroom apartments there, topped off with four bedroom penthouses and duplex sky villas at the very top. Handover is scheduled for April 13, 2029, under freehold ownership open to foreign buyers. On an island where towers above 30 storeys are common, Flow25 opts for a more modest height and puts the emphasis on how the facade responds to the climate.

Cooled balconies built for the Emirati summer

The most concrete detail in the developer's description concerns the balconies, described as cooled. In Abu Dhabi, a standard balcony is barely usable from June to September, when temperatures regularly climb above 40°C. A temperature controlled outdoor space can therefore become an actual extra room, rather than just added floor area on paper. The facade pairs these balconies with permanent greenery, following a biophilic approach increasingly seen across the island. The building's lines are described as flowing and rounded. The brochure reviewed does not name an architecture firm, though, which limits how far the design intent can be assessed.

Family apartments up to duplexes at the top

The scheme includes no studios. The entry point is the one bedroom apartment, with the range going up to three bedrooms on the standard floors. The top levels house two separate products: four bedroom penthouses and duplex sky villas, which spread living space across two floors. This upper tier targets households looking for villa scale living without leaving the island. Home automation is included in every unit according to the developer, though the specific systems have not been detailed at this stage.

Spa, cinema and a rooftop yoga pavilion

Dedicating an entire floor to amenities, above the podium, separates communal life from the residential floors. It includes outdoor pools, among them an adults only pool, a gym and a spa described as holistic. A cinema room and air conditioned lounges round out the indoor offering. The rooftop holds a yoga pavilion and a panoramic lounge, putting the building's height to use rather than reserving it for penthouse owners alone. Families get an outdoor play area, a dining terrace and concierge service, with retail space at ground level.

Seven minutes from Reem Mall, ten from Al Maryah

The developer lists drive times from the building. Reem Mall is 7 minutes away, The Galleria and the Al Maryah Island financial district 10 minutes. Saadiyat Island, with its cultural district, sits 15 minutes out. Yas Island and Zayed International Airport are both 27 minutes away, and Dubai is 55 minutes out. For an executive working at ADGM on Al Maryah, that proximity cuts the daily commute down to a single bridge crossing.

Who buys into a project handed over in 2029

With more than three years to go before handover, Flow25 is aimed first at buyers who can afford to wait. The one and two bedroom apartments fit the rental market of young professionals working in Al Maryah and across the city. The three bedroom units, the play area and the concierge service speak more to expat families settled in Abu Dhabi for the long term. The sky villas and penthouses form their own separate segment, where unit numbers are inevitably limited across twenty floors. Before signing, an investor would do well to ask for the payment schedule and GAF Property's delivery track record, since the brochure spells out neither.
