About this project

92 branded residences split across two low-rise buildings in Nad Al Sheba 1

With 92 units in total, Arthouse Residences by Aviaan stays a small-scale development by Meydan standards. Cledor has split them between two buildings, Tower A and Tower B, each with a ground floor plus five residential levels. The word "tower" is a stretch here. These are really two six-level buildings, which keeps the number of neighbours per floor low and reduces reliance on lifts. The project carries the name Arthouse, a boutique hotel brand born in New York, and the brochure markets it as Meydan's first branded residences under a hotel label. Handover is set for 16 December 2027, on a freehold basis.

Tower A and Tower B, six levels each

The masterplan sets the two buildings side by side. Facades are largely glazed, with floor-to-ceiling windows the brochure highlights for light and ventilation. Upper floors face Downtown Dubai and the Burj Khalifa skyline, visible from Nad Al Sheba 1 since the surrounding area is still low-rise. This modest scale brings a practical advantage: fewer units mean shared common areas split among a small group of owners, and service charges that are easier to forecast. It also carries a limitation, since the open views only hold if neighbouring plots don't build higher down the line.

After Al Marjan, the New York brand returns to Dubai

Arthouse started out on Manhattan's Upper West Side. The boutique hotel leans into a gallery feel rather than a chain-hotel lobby, with spaces styled like a lived-in apartment. In the UAE, the brand first appeared through Arthouse Al Marjan, on Ras Al Khaimah's artificial island. Cledor is also marketing a second Meydan project under the same name, Arthouse Private Residences, which leans heavily toward single-bedroom units. The "by Aviaan" tag sets this one apart and targets buyers after a bit more space. For a buyer, the question worth asking the developer concerns what the brand licence actually covers: services run by the hotel operator, any rental management arrangement, and the length of the branding agreement.

Separate studies and private pools on the top floor

The unit mix is limited to one and two-bedroom apartments. Some one-bedroom units include a separate study, flagged with an asterisk on the floor plans, so it's not a standard feature across the board. Two-bedroom units add a walk-in closet and ensuite bathroom per bedroom in the renderings. At the top, two-bedroom penthouses come with their own pool. Interiors follow a minimalist line: light palette, natural textures, kitchen open to the living room, and a guest toilet in every layout shown. The absence of studios and three-bedroom units narrows the target buyer to active couples or small households.

Infinity pool, yoga studio and valet service

The amenities list runs long, but three features stand out. The first is the rooftop infinity pool with an adjoining sun deck, positioned to take in the Downtown-facing orientation. The second is the space set aside for yoga, with an enclosed studio and a dedicated terrace alongside the indoor gym. The third is service-related: a concierge desk in the lobby, valet parking and an owners-only lounge, pitched by the developer as a five-star hotel experience. The project also includes indoor and outdoor children's play areas, pedestrian walkways and ground-floor retail.

French school, Spinneys and a future metro station

The brochure's location map places the site near Meydan Racecourse and the hotel of the same name. It also flags a French school and a mall with a Spinneys supermarket nearby. A future metro station appears on the map, though the documents give no timeline for when it would open. Stated driving times are 10 minutes to Downtown, 15 minutes to DXB airport, Burj Al Arab and Mall of the Emirates, 20 minutes to Palm Jumeirah, and 25 minutes to Al Maktoum. Having a French-language school in the area matters for expat families, even though the two-bedroom cap on unit sizes suits households with a single child more than larger families.
