A Paramount Pictures license stamped on three 61-storey towers

The project consists of three residential towers built around a partnership with Paramount Hotels & Resorts, the lifestyle arm of the century-old film studio. Each tower stacks two basement levels, a ground floor, an eight-level podium and sixty-one floors of apartments. The original masterplan called for a set of four towers reaching 270 metres, with a fourth building set aside for the Paramount hotel and its roughly 800 rooms. DAMAC Properties handed over the residential portion in September 2018, on freehold land in Business Bay. The concept rests on a simple idea: bringing Hollywood imagery and the California lifestyle into a Dubai building.

A private cinema modelled on the studio's own screening rooms

The project's most recognisable feature is its dine-in cinema. DAMAC based it on Paramount's professional screening rooms, with bookable seats, wide recliners and in-room dining service. It's the most direct point of contact between the film brand and residents' daily life. The rest of the shared facilities follow the same entertainment logic: a temperature-controlled pool, a wellness centre, a gym and lounge areas spread across the podium. A Kids' Club and a yoga space round out the offering for families.

One to three-bedroom apartments with a hotel-style feel

The floor plan range sticks to three layouts: one, two and three bedrooms. The interiors borrow cues from upscale hotel rooms, with a living room designed to double as a workspace, desk areas and reception-oriented furniture. The marketing material highlights this dual use: entertaining and working in the same space, backed by built-in audiovisual equipment. This positioning targets a mobile buyer, often an expat, looking for a turnkey base rather than a standard family home. Unit sizes stay compact, in line with a secondary-home product in a business district.

Five minutes from DIFC, twenty from the airport

Business Bay puts the project about five minutes from the Dubai International Financial Centre, the city's financial hub. Sky Views Observatory, the Taj Dubai hotel and Safa Park all sit within the same radius. Dubai International Airport is listed at around a twenty-minute drive. The project's proximity to the Burj area, with Downtown and the Dubai Mall close by, adds a layer of upscale shopping and dining. For someone working at DIFC, the commute is measured in minutes.

DAMAC and its roster of licensed brands

DAMAC Properties has operated in the Middle East property market since 2002 and claims around 42,000 units delivered as of mid-2022. The developer has made a specialty of tie-ups with luxury and entertainment names: Versace, Cavalli, de Grisogono, a golf course run by the Trump Organization, and now Paramount. Paramount Towers fits into this licensing strategy, where the partner brand shapes the concept more than the architecture itself. It's a model DAMAC has repeated since, notably with Bugatti and Cavalli in Business Bay and along the Dubai Water Canal. This project stands as one of the first large-scale applications of that approach in the area.
