Lagoons Views Phase 2 breaks with DAMAC Properties' usual approach to height. Jebel Ali School is listed at five minutes, Fairgreen International School at eleven. Mall of the Emirates is roughly a 24-minute drive and Al Maktoum International Airport about thirty. This is a suburban location, greener and quieter than the city centre, oriented toward the south of Dubai.

Built for settled expat families

The mix of unit types (one and two bedrooms only) and the low-rise format point to a fairly clear buyer profile. These aren't studios for short-term rental investors, nor upscale penthouses for international wealth. The project instead targets families or expat couples looking for a residential setting close to international schools and equestrian clubs, without the price tag or density of Dubai Marina. Its proximity to Damac Hills, an already established and well-serviced community, reinforces that family-oriented positioning. Buyers who prioritise personal use over quick returns will find a coherent environment here.

DAMAC Properties has operated in the Middle East property market since 2002. The group reports roughly 47,000 homes delivered and more than 33,000 units in development at various stages, figures as of end-2023. In this particular area, DAMAC is on its own turf: both the Damac Lagoons community and Damac Hills across the road are its own creations, giving it control over the overall masterplan, roads and shared facilities. The developer is also known for its partnerships with fashion and design brands (Versace, Cavalli, de Grisogono), but Lagoons Views Phase 2 carries no such branding and remains a straightforward residential scheme. This continuity of control over the masterplan is worth factoring in for anyone buying into a second phase.
