About this project
Reportage moves upmarket with 902 townhouses
Reportage Hills (shortened to "R. Hills" in the brochure) covers 232,242 sqm of land, a little over 23 hectares, for 902 townhouses. It is the first scheme under what Reportage Properties calls its "signature line", a step up from the developer's usual offering. The company, active since 2014 and present from Egypt to Azerbaijan, built its name mainly on affordable housing, notably the Verdana series in Dubai Investments Park. This project is a gated community of three to five bedroom townhouses, with handover set for the fourth quarter of 2028. Whether the shift upmarket actually shows in the build quality, rather than just in the marketing, remains to be seen.
744 three bedroom units out of 902
The brochure's unit mix is heavily skewed. There are 744 three bedroom townhouses, 66 four bedroom units and 92 five bedroom units. In other words, more than 82% of the scheme relies on a single layout, making it close to a single product project. For a buyer, this means reselling or renting out a three bedroom unit will mean competing with hundreds of near identical houses in the same area. The 158 larger units (four and five bedrooms), on the other hand, form a scarcer pool of stock that should appeal to larger expat families looking for a townhouse without stretching to a standalone villa budget.
Around 39 houses per hectare
Set against the plot size, the scheme works out to roughly 39 units per hectare, roads and amenities included. That is a fairly standard density for terraced townhouses in Dubai, neither as spread out as Arabian Ranches nor as tight as some recent developments. The masterplan sets aside space for a large swimming pool, a splash pad for children, a tennis court, a sports pitch, a fitness room and shaded barbecue stations. Two amenities stand out as less common for this kind of project: a mosque built into the community and a retail zone with cafes and restaurants. For 902 households, these on site services mean not having to drive out for every errand.
Blue facades and timber cladding
The brochure claims a palette dominated by shades of blue, paired with wood accents on the facades and graphic patterns. It is a distinct design choice, a departure from the beige and white tones that dominate most Dubailand communities. No architecture firm is named, which limits any real assessment of the design itself. Inside, the developer promises natural tones, custom fittings branded "R." and layouts built around natural light. How well these coloured facades hold up under the UAE sun is something to check at handover.
Every bedroom with its own bathroom
One genuinely useful detail in the specifications list: every bedroom comes with its own bathroom. The houses are delivered with a fitted kitchen including cabinets and countertops, built in wardrobes, central air conditioning and double glazed windows. Fibre optic connectivity and a shared satellite dish are part of the standard fit out. Each townhouse comes with a private parking space and a balcony or terrace depending on the layout. The GenieMap listing also mentions an already landscaped plot, a detail that cuts setup costs for a first occupant.
Between Damac Lagoons and Dubai Sports City
The brochure places the project on the Damac Lagoons side, while other sources locate it more broadly within Dubailand, the city's largest district. The stated travel times confirm an address geared toward the southwest. Dubai Sports City is 5 minutes away by car, Dubai Investments Park 10 minutes, and Cityland Mall, Global Village and the Plantation Equestrian & Polo Club 15 minutes. Al Maktoum Airport is 20 minutes away, a plus if the airport's planned expansion goes ahead. Palm Jumeirah, however, is 30 minutes away and Burj Khalifa 35 minutes, which points this project toward car owning households who do not commute downtown daily. Freehold status opens the purchase to foreign buyers, as is the case throughout this area.
