DAMAC is building offices in the middle of a Mediterranean-style villa community

Piazza Roma stands apart from everything DAMAC Lagoons has offered so far. Where the master plan lines up residential clusters named Santorini, Nice or Portofino, this project sets down two office towers connected by a shopping mall. The vertical layout runs to a basement, a lower ground floor, a ground floor and eight floors of offices (1B+LG+G+8F). Total commercial floor space reaches 37,350 sqm, with parking for 747 vehicles. Handover is scheduled for 29 June 2030, on a freehold basis.

A commercial hub grafted onto a villa neighbourhood

DAMAC Lagoons was conceived first and foremost as a residential community, built around artificial lagoons and the atmosphere of coastal villages. Piazza Roma fills a gap: a workplace located right inside the neighbourhood itself. DAMAC sums up the pitch in one line, cutting the commute down to a few minutes on foot. For working parents living in the nearby villas, the benefit is immediate. The project also targets shop owners and professionals looking for an address in an area that is filling up fast. It is a bet on Dubailand maturing into a self-contained place to live and work.

Two office towers with a mall as the connecting piece

The architecture stays contemporary, with clean lines, rounded corners and generous panoramic glazing. The two towers do more than simply sit side by side, they are physically joined by the mall that acts as their shared base. This retail centre brings together a supermarket, dining outlets, a children's area and lifestyle shops. It plays a double role, serving office workers during the day and giving the residential neighbourhood somewhere to go in the evening. The office interiors lean on minimalism, a neutral palette and as much natural light as possible. DAMAC points to connected office solutions, dedicated meeting spaces and built-in dining areas.

Offices only, no housing inside the building

Piazza Roma sells office floors and nothing else. That marks a clear break from DAMAC's usual mixed towers, which typically stack residences on top of retail. Here, all eight floors are set aside for work, with no studios or apartments diluting the use. The approach targets a specific buyer: investors after a commercial asset, companies wanting their own premises, and local professionals working in the area. The residential side of the master plan is handled by neighbouring projects such as Valencia. Piazza Roma, then, is positioned squarely as an economic facility serving the community around it.

Global Village and Al Maktoum under twenty minutes away

The official brochure gives precise distances. Trump International Golf Club is 17 minutes away, Global Village 19 minutes, and Al Maktoum International Airport 30 minutes. Saudi German Clinic is just 10 minutes off, and DAMAC Mall 8 minutes. This spot in Dubailand remains a fair distance from established business districts such as Business Bay or DIFC. DAMAC rolls out its Lagoons master plan through to 2030

The timeline puts Piazza Roma among the developer's later milestones, at mid-2030. DAMAC is building out Lagoons in phases, delivering villa clusters first and community facilities afterward. Secondary market performance highlighted in the brochure is used to make the case, pointing to price gains already seen on earlier DAMAC Hills projects. The Piazza Roma mall adds to a long list of amenities already planned for the neighbourhood: a swimming pool, a gym, a lagoon-side outdoor cinema at night, and open-air screenings. For a buyer, the real question is how fast Dubailand fills up before handover. An office or a shop is only worth as much as the resident customer base already living there.
