Capri 2 focuses on compact layouts within DAMAC's waterway community

Riverside Views Capri 2 sticks to just two unit types: one bedroom and two bedroom. No studios, no large-format units. The project brings together five interconnected blocks, each built on a ground floor, a two-level podium and eight residential storeys. DAMAC Properties is developing it within Damac Riverside, a district located in Dubai Investment Park 2, whose main selling point is a network of navigable waterways. Handover is set for 31 March 2029, which leaves a fairly long construction timeline for an off-plan buyer.

Five linked blocks on a shared podium

Capri 2's layout follows a pattern repeated across Riverside Views: ground floor, two-level podium, eight floors of apartments. The five blocks aren't standalone structures; they connect to one another, which pools circulation routes and access to amenities. Health and food are central themes across the whole Damac Riverside community, and Capri 2 benefits directly. A hydroponic farm supplies ingredients grown on site, used in outdoor cooking classes. Barbecue stations and chef-led kitchens round out the offering. The idea is to make dining a daily part of community life rather than an occasional outing. There's also an Italian-inspired restaurant referencing Portofino and another restaurant set on an artificial island.

Zen spa, essential oil lake and peace rooms

The wellness offering goes beyond the usual shared pool. Capri 2 gives residents access to a Zen spa, a therapeutic lake scented with essential oils, and peace rooms designed to restore sleep and block out noise. On the fitness side, the brochure describes water-themed equipment, including a climbing wall with a water landing and calisthenics stations. A floating cinema and a floating opera round out the leisure offering. The amenities list runs long: clubhouse, artificial beach, play zone, children's areas, a Zen garden and walking trails.

Twelve minutes from Al Maktoum Airport

Its location in Dubai Investment Park 2 puts Capri 2 close to the emirate's future logistics and airport hub in the south. Al Maktoum International Airport is quoted at twelve minutes, Expo 2020 (now Expo City) at ten minutes. Trump International Golf Club is fifteen minutes away, DAMAC Mall fourteen, Global Village sixteen and Dubai Outlet Mall nineteen. The district relies on Emirates Road and neighbouring main roads to connect to the rest of the city. This is a developing area, which explains the bet on a distant handover date.

A layout built for first-time buyers and landlords

Offering only one and two bedroom units targets a specific buyer profile. Think young professionals, couples and investors looking for entry points more accessible than a large family apartment. The compact sizes and the community's health focus match rental demand from people working in south Dubai, near the airport and logistics zones. DAMAC Properties, a longstanding player in this market, is applying a formula it has already tested in themed communities such as Lagoons or Hills. Title is freehold, meaning full foreign ownership is available.
