About this project

Ten years after handover, Tower 108 can be judged on its track record in JVC

Tower 108 welcomed its first residents in late December 2015, making it one of DAMAC's older buildings in Jumeirah Village Circle. That distance in time changes how the project should be read. This is no longer a 3D render or a construction timeline, but an occupied building with a documented history of management, service charges and rental performance. The tower stacks 28 residential floors on top of a four-level podium, sandwiched between ground-floor retail and a rooftop level. Every unit, from studio to three-bedroom, is sold furnished. Even the name is no accident of numbering: DAMAC chose it for the symbolic weight of the number 108, tied in several traditions to time, astrology and prayer.

Handed over in December 2015, an asset that has already proven itself

Buying into Tower 108 means buying on the secondary market. There is no handover-delay risk to absorb, which matters in Dubai, where off-plan projects can slip by several quarters. In exchange, buyers need to look closely at what a decade of operation has actually produced: the condition of common areas, the level of service charges, tenant turnover. Freehold status means a foreign buyer can hold the property outright. The building has also lived through the surge in JVC supply since 2015, which gives a realistic picture of how it holds up against the neighbourhood's newer completions.

Engineering Consortium designed 33 cream-toned levels

The design comes from Engineering Consortium Consulting Engineers, a local firm rather than a big-name international practice. The facade works in cream tones and straight lines, with no attempt at a showpiece silhouette. That restraint tends to age better than trend-driven design, and it fits comfortably into JVC's surroundings. The four-storey podium houses covered parking, freeing up the ground floor for retail. Glazed openings and private balconies, present across every unit type, face the district and bring in decent natural light.

Furnished from day one, sofa bed included

The unit mix runs from studio to three-bedroom, weighted toward smaller layouts. The original brochure flags a practical detail: in the studios, the living room sofa converts into a bed for guests. Every unit was delivered fully equipped, furniture and kitchen included, in a neutral palette. For a landlord, that means the unit can go straight onto the rental market, with no furnishing budget and no fit-out delay. The format also suits short-term letting, which is common in JVC. That said, buyers should check the actual condition of the original furniture after a decade of use.

Steam room, sauna and 24/7 valet

The wellness offering goes beyond a basic gym. The spa includes steam rooms and a sauna, alongside an equipped fitness space and a shared pool. DAMAC also built in a reception with concierge service around the clock and 24/7 valet parking, an amenity more typical of towers in Downtown or Business Bay than of JVC buildings. At the base of the tower, a supermarket and a restaurant cover daily needs without requiring a car. Security relies on round-the-clock guarding and CCTV coverage.

Between Al Khail Road and Jumeirah Village Street 1

The tower sits near the interchange with Al Khail Road (E44), which runs toward the city centre, and close to Sheikh Mohammed Bin Zayed Road. According to the developer's brochure figures, outside peak traffic, Mall of the Emirates is 11 minutes away (11.6 km), Dubai Marina 12 minutes (13.8 km) via Hessa Street, and Downtown Dubai 16 minutes (21.9 km). Dubai International Airport is reachable in 20 to 24 minutes, Al Maktoum International in around 32 minutes. Palm Jumeirah is listed at 13 minutes and The Walk JBR at 17 minutes. JVC has no metro station, so cars remain residents' main way of getting around.

A neighbourhood that has filled in around the tower

In 2015, the brochure described JVC as an up-and-coming area, mixing Arabic and Mediterranean-inspired villas, with two shopping centres announced at the time. The district has since densified sharply, with numerous residential towers completed across its plots. For Tower 108, that shift cuts two ways. Local amenities have expanded, making the area more convenient to live in day to day. Rental competition has also sharpened, and a 2015 building now has to hold its own against newer product with comparable specs. The valet service, the full spa and the complete furnishing package remain its strongest arguments in that context.
