Volta Tower doesn't lean on a fashion label or a celebrity designer to stand out. DAMAC Properties has built a 60-storey tower here that's built entirely around sport and physical wellbeing. The climbing wall sits in the lobby, the boxing room stays open at all hours, and an electronic leaderboard tracks the building's most active residents based on data pulled from their smartwatches. The address sits on Sheikh Zayed Road, Dubai's main artery, right on the edge of Downtown. Handover is set for May 2028.
Sheikh Zayed Road, between Business Bay and Burj Khalifa
The tower sits directly on Sheikh Zayed Road, the road that runs the length of Dubai from north to south. Two metro stations bookend the area: Business Bay and Burj Khalifa/Dubai Mall. Downtown is a few minutes away, and so are Dubai Canal and Boxpark. Dubai International Airport is under 15 minutes by car, and destinations like Dubai Marina or Palm Jumeirah stay within easy reach along the same road. Residents on the upper floors get a direct view of Burj Khalifa and the Downtown skyline.
Two buildings: the tower and a separate parking structure
The project is made up of two distinct volumes. The residential tower stacks a ground floor, sixty levels of apartments and a rooftop. Next to it, a standalone parking building houses thirteen levels of covered parking, topped by a roof that holds some of the amenities. This separation frees the tower from car ramps and lets it concentrate purely on housing in a slender silhouette. The facade plays with curved lines and floor-to-ceiling glazing that lets in light and frames the views over the city.
Fitness as the building's running theme
Volta spreads its sports facilities across the lobby, the podium and the rooftop. The lineup includes a pool with aqua gym classes, a jogging track that winds up into the tower, an outdoor calisthenics zone, a boxing ring, a multisensory yoga studio and TRX training. The rooftop shifts gears with sky yoga and recovery areas looking out over the skyline. The tower also includes an on-site emergency room, a nutrition consultant and a physiotherapist. The spa rounds things out with water-based massages and treatments.
Standard apartments low down, family residences at the top
The layout of unit types follows a clear vertical logic. One and two-bedroom apartments occupy floors 2 through 50. The larger units, three and four bedrooms, are reserved for floors 51 through 60, where the views of Burj Khalifa open up. Interiors go for a restrained palette and solid materials, with floor-to-ceiling windows throughout. Some units come with wraparound balconies that follow the curve of the facade. The mix targets both young professionals and expat families looking for space up high.

DAMAC Properties has operated in the Middle East real estate market since 2002. The group states it has delivered around 47,000 homes and holds a portfolio of over 33,000 units currently in development, with a presence in the UAE as well as Saudi Arabia, Qatar, the Maldives, Canada and the United Kingdom. With Volta, it takes a different approach, building its identity around physical performance rather than an outside label. Freehold status opens the purchase up to foreign investors.
