About this project

Accor's Diamond status folded into the service charges

Buyers at Fairmont Residences Solara Tower aren't just purchasing an apartment. They also receive an invitation to Diamond status in Accor's ALL (Accor Live Limitless) programme, with the annual cost built into the service charges billed to every owner. SOL Properties is developing this 277-metre tower in Downtown Dubai, roughly a five-minute walk from the Burj Khalifa and The Dubai Mall. The scheme comprises 246 residences, ranging from one-bedroom units to a five-bedroom duplex penthouse, with handover slated for 31 December 2027. The structure follows the branded residence model: Fairmont, an Accor brand, handles the operational side of services while the developer sells freehold units. For an investor, that means looking at two things: the quality of construction and what the Fairmont label actually includes.

What Fairmont and Accor actually deliver

The brochure spells out the scope in detail. Service charges cover concierge, valet and door staff, security, clubhouse personnel, maintenance and cleaning of common areas, building insurance and a reserve fund for equipment replacement. On the Accor side, the owner gets Diamond status, can extend Gold status to a family member or friend, and has access to a dedicated booking desk. On top of that come room upgrades on arrival at more than 5,500 participating hotels, subject to availability, plus a 20% discount off the best available rate. These perks remain in place as long as the owner holds an Accor-branded property. Everything else is paid separately: a private chef, childcare, dog walking, car washing, or a maintenance package while the owner is away.

246 homes spread across 55 floors

The tower tops out at 277 metres. Sources describe either 55 levels in total or, in more detail, three basement parking floors, a ground floor, six podium levels, 54 residential floors and a rooftop terrace. Each floor plate holds between four and seven apartments, a moderate density for Downtown, where some neighbouring towers run past fifteen units per floor. The brochure lists more than five different layouts. Every unit includes a maid's room, except the one-bedrooms. Finishes combine Italian and German materials, and kitchens come fitted with Miele appliances.

3.65-metre ceilings, 9 metres in the penthouses

Standard ceiling height reaches 3.65 metres, well above the 2.8 to 3 metres typical of residential towers in the emirate. Penthouses step up to a double-height 9 metres. On floor sizes, the brochure gives averages of roughly 1,106 sq ft for one-bedroom units, 2,075 sq ft for two-bedroom, 2,779 sq ft for three-bedroom and 4,606 sq ft for four-bedroom units. The two five-bedroom duplex penthouses come in at 19,637 sq ft including their private rooftop terrace. The sales grid, meanwhile, lists 8,552 sq ft, a discrepancy worth clarifying before putting down a reservation. Penthouses also come with private outdoor bars.

Two pools, 60 metres and 40 metres

Amenities are split between the podium and the roof. A 60-metre pool, longer than a standard Olympic pool, sits on one of the levels next to a spa with massage rooms, a hammam, sauna and aquatherapy area. At the top, a 40-metre adults-only pool faces the Burj Khalifa, with a pool bar and a rooftop restaurant. The list also includes a padel court, a golf simulator, a cinema room, two meeting rooms, a kids' pool and play area, and zen gardens. It's a programme closer to what you'd expect from a hotel, which fits with Fairmont running the operation.

60% due before handover

The payment plan follows the standard pattern for an off-plan project in Dubai. It opens with 5% on booking, followed by 15% no later than signing the sales contract. Four instalments of 10% follow, one every six months over 24 months. The remaining 40% is due on handover, with no further instalments after the keys are handed over. That large final payment suits buyers planning a resale before completion, or those who already have the cash on hand.

Between the Fountain and the Dubai Canal

The brochure cites a five-minute walk to The Dubai Mall, the Burj Khalifa and Dubai Opera. Design District is 12 minutes by car, Jumeirah Beach around 15 minutes, and DIFC roughly a dozen minutes. Access to the Dubai Canal promenade sets the tower apart from addresses further north along the Boulevard. The best-positioned units look out over the Burj Khalifa, the Dubai Fountain and the canal. SOL Properties, already present in Jumeirah Village Triangle with SOL Levante and on Sheikh Zayed Road with SOL Luxe, is entering under an international hotel brand for the first time with this project.
