Two mismatched towers facing the Burj Khalifa
BLVD Crescent pairs two buildings of deliberately different scale: one residential tower of 39 storeys and a second of 21, each set above a three level podium. Emaar Properties handed the project over in April 2019, which makes it an already established asset rather than an off-plan bet. The complex sits in Downtown Dubai, a few hundred metres from the Burj Khalifa and the Dubai Fountain. Apartments range from one to three bedrooms, with floor to ceiling glazing that frames the tallest tower on earth. The status is freehold, open to foreign buyers. This is a resale and rental product, not a wager on a future handover.
35 sqm balconies on the three bedroom units
The brochure plans show an approach rarely seen in this format: the three bedroom apartments in tower 1 come with balconies over 35 sqm, on an interior area around 171 sqm and a total close to 207 sqm. Few towers in Downtown offer terraces of this size on this type of layout. The two bedroom units run between 143 and 151 sqm depending on orientation, with balconies of 17 to 24 sqm. The one bedroom apartments stay compact and efficient, at 84 to 93 sqm including balcony, a format that lets quickly in this neighbourhood. Measurements are taken to the centre line of party walls and to the outer face of the facade, Emaar's standard method. A buy to let investor will find a balanced mix here, between yield focused studios and larger family units.
Dubai Mall and the opera house within walking distance
Location is the main selling point of the scheme. Dubai Mall, Souk Al Bahar and the Dubai Fountain are all reachable on foot from the base of the towers. Dubai Opera sits in the same immediate area, on the boulevard that gives the residence its name. Burj Khalifa/Dubai Mall metro station connects the rest of the city without a car, a real plus in a district where parking comes at a premium. By car, Palm Jumeirah, the Burj Al Arab and The Walk at JBR are all 15 to 25 minutes away. Al Maktoum International Airport is roughly 30 minutes out.
An infinity pool and a multipurpose lounge
The amenities follow the usual Downtown standard without overdoing it. The infinity pool sits on the podium, with a barbecue area and landscaped garden next to it. A shared gym, a lobby lounge set up as a multipurpose space and event areas round out the common facilities. A children's play area and relaxation zones make the scheme workable for a family, not just for an active single tenant. At the foot of the towers, restaurants, cafes and shops occupy the lower levels, with direct access to the neighbouring park. Security runs on a concierge service and round the clock CCTV.
Who buys at BLVD Crescent
The typical buyer falls into one of two clear camps. On one side, the investor after a one or two bedroom unit that rents out easily to professional expats, in one of Dubai's most sought after districts. On the other, the well off family after a three bedroom unit with a large terrace and a Burj Khalifa view, within walking distance of the mall and the area's international schools. The fact that the building has been standing since 2019 changes things: service charges, the condition of common areas and actual rental levels are all known and can be checked. This is a purchase built on facts rather than speculation. Emaar also remains Downtown's original developer, which makes management and resale that much simpler.
