FashionTV lends its name to a 52-storey tower in Jumeirah Village Triangle

Fifty-two residential floors sit above a basement, a ground floor and four podium levels, topped off with a rooftop deck. At that height, Fashionz ranks among the tallest towers in Jumeirah Village Triangle, a district made up mostly of mid-rise buildings. This marks the first time Danube Properties has put the FashionTV name on a residential scheme anywhere in Dubai. The fashion television network has its stamp on the lounge, the gym, the café and the rooftop restaurant. Handover is set for June 30, 2027, on a freehold basis. For buyers, the real question isn't so much about the construction itself as what a brand licence is actually worth in a district that's still finding its feet.

Twice as tall as its JVT neighbours

The contrast with what's already built around it is hard to miss. Cavendish Square, a few streets away, has just five residential floors. Guzel Towers reaches 26 floors per tower, Interstellar Tower 24. Fashionz doubles those figures with its 52 residential levels, which means clear views toward the Marina and the Sheikh Zayed Road skyline starting from around the halfway point of the tower. That height comes with a trade-off: density. A tower this size packs a lot of units onto a single JVT plot, so how the lifts and the basement parking (just one level) are managed is worth checking closely on the floor plans.

Five FashionTV-licensed spaces

The brochure spells out the FTV-branded amenities, and these are what set the project apart. At the top, a FashionTV restaurant wraps around a pool with a lounge area, built as a space meant to come alive in the evenings. The FTV Salon, described as a beauty centre, offers cuts, colouring and treatments from stylists. There's also an FTV Gym, a spa and an FTV Café for quick bites. The rest of the amenity list reads like a standard Danube tower, with more than 40 facilities promised: an infinity pool, a kids' pool, indoor and outdoor cinemas, a cigar lounge, a library, a coworking space, a meditation zone and a ping pong table. What's not yet clear is which spaces will be reserved for residents and which will be open to the public, a detail the brochure doesn't address.

From one bedrooms to presidential suites

The scheme covers one, two and three bedroom apartments. It also adds a category rarely seen in JVT: so called presidential suites, with no size or unit count disclosed at this stage. That mix is aimed at two different buyers. The smaller units appeal to rental investors targeting young professionals working in Dubai Marina and Dubai Production City. The three bedrooms and the suites are pitched more at families or buyers drawn in by the brand itself. The total unit count isn't included in the documents provided.

Between Al Khail Road and Sheikh Mohammed Bin Zayed Road

JVT is a gated community sandwiched between two major roads, Al Khail Road and Sheikh Mohammed Bin Zayed Road. There's no metro station in the district, so a car remains essential. The developer quotes 19 minutes to Palm Jumeirah and Jumeirah Beach, 20 minutes to Dubai Mall and 25 minutes to both DXB and Al Maktoum airports, all timed outside peak hours. Around the tower, the brochure lists five tennis courts, a basketball court, JVT Community Park, a pond, a dog park and a mosque. The district is still under construction in parts, which weighs on day to day living for now but leaves room for the area to grow in value.

The 1% monthly plan, Danube's signature formula

Danube is sticking with its go to payment plan here, built around 1% monthly instalments. This structure has shaped the developer's commercial reputation ever since it was founded by Rizwan Sajan, who started out in the building materials trade. The company points to a track record of on time handovers and record breaking launch day sales, and it now operates across nine countries. Fashionz joins its lineup of towers with "z" names, alongside Oceanz, Diamondz and Bayz. With handover pencilled in for mid 2027, the timeline is one to watch as the Dubai Land Department publishes further milestones.
