About this project

Petalz bets on low-rise living, with six floors and rooftop pools

Six residential floors, no more. With Petalz, Danube Properties steps away from the towers that built its recent name in Business Bay and JLT. Here, the developer delivers two low-rise buildings in Warsan 1, on the edge of International City, arranged around a landscaped inner courtyard inside a gated community. The unit range runs from studios to four-bedroom duplexes, and some homes come with a private pool on their terrace. Handover is set for 1 June 2025, which puts the project near completion rather than at launch stage.

Two basement levels, six floors and a finished rooftop

Both buildings follow the same layout: two basement levels for parking, a ground floor, six floors of apartments and a rooftop level. This modest scale changes the way people live there. Fewer people waiting for the lift, fewer neighbours per floor, and a closer link to the central garden. The contemporary facade relies on large glazing and deep balconies, which work as usable outdoor space rather than pure decoration. In an area dominated by mid-density residential blocks, this gated low-rise format is still fairly uncommon.

Four-bedroom duplexes, a rarity in Warsan

The lineup covers studios, one and two bedrooms, then jumps straight to four-bedroom duplexes. That last category stands out in a neighbourhood known for small, affordable rental units. The duplexes, along with a selection of apartments, come with a private rooftop pool, a feature Danube has already used on its Maritime City towers but one that is still unusual at this price point. The interiors are marketed with high-end finishes and layouts designed to cut down on wasted space. This mix allows the development to house both single tenants and larger families side by side.

Tennis, basketball and an outdoor cinema on site

The amenity list goes beyond what you'd expect from a building of this size. A tennis court and a basketball court take up part of the plot, which points to a larger land footprint than the area's average. An outdoor cinema, cabanas, gazebos with barbecue facilities and a sunken lounge area round out the outdoor offering. Indoors, there's a multipurpose hall, a prayer room and a 24-hour on-call doctor service, all clearly aimed at settled households. Retail units and food outlets at the foot of the buildings mean residents don't need to drive out for a coffee.

Thirteen minutes from DXB via Sheikh Mohammed Bin Zayed Road

The project sits in Warsan 1, marketed under the International City banner, with quick access to Sheikh Mohammed Bin Zayed Road (E311). According to the developer, Dragon Mart is 7 minutes away by car and Mirdif City Centre 10 minutes. Dubai International Airport is 13 minutes away, and Downtown Dubai, home to Burj Khalifa and Dubai Mall, is 18 minutes away. These drive times assume smooth traffic, which isn't always the case during rush hour. For cabin crew or executives who travel often, proximity to DXB remains the most concrete selling point.

A 2025 handover that appeals to buyers in a hurry

With keys set to be handed over in June 2025, Petalz targets buyers who want to move in or rent out quickly, rather than wait three or four years as with Danube towers launched since. Danube built its reputation on monthly payment plans and steady handover volumes in Dubai's outlying districts, and Petalz follows that same playbook. Studios and one-bedroom units should appeal to young professionals working in Mirdif or Festival City. The duplexes, on the other hand, target expat families looking for space without paying Dubai Hills prices. Before signing, buyers would do well to check the actual state of construction and confirm the handover date directly with the developer.
