ALDER is the closing chapter of Parkfive. Deyaar Development delivers this fifth and last mid-rise tower in Dubai Production City by December 2027. The project sits beside a landscaped lagoon and wraps around a network of shaded pedestrian corridors inspired by traditional Arabian sikkas. Units range from one to three bedrooms across five residential floors above a podium level. Entry prices hover around AED 1.79 million. Because ALDER occupies the final plot, most apartments face the completed central park rather than future construction sites.
Sikkas and biophilic design at ground level
Parkfive's master plan borrows from medina urbanism. Narrow shaded walkways meander between the five towers, connecting residents to a food market hall, convenience retail and landscaped lawns without crossing car traffic. Deyaar planted mature trees during early construction phases so the canopy will provide shade by handover. Fountains punctuate the sikkas at regular intervals. Art installations referencing Arabian heritage line the pathways. The result is a microclimate noticeably cooler than surrounding streets, a practical benefit during summer months when outdoor temperatures exceed 40°C.
Amenities spread across three vertical levels
Rather than concentrating facilities on the ground floor, ALDER distributes them vertically. The podium hosts a fully equipped gym with changing rooms, adult and kids pools, a coworking terrace and a multipurpose club room. The fifth floor adds a secondary infinity pool overlooking the park, along with shaded seating areas. The rooftop features barbecue stations, an outdoor lounge and a dedicated children's play zone. This stacking reduces congestion during peak hours. Across the five towers, Parkfive advertises over 75 shared amenities including padel courts, a CrossFit zone, yoga studios and a zen garden. Maintenance fees remain undisclosed but are expected to reflect the operational cost of such extensive programming.
Geometric facades and deep balconies
ALDER's architecture plays with solid volumes and recessed loggias. Deep balconies carved into the facade protect interiors from direct sun while extending living spaces outdoors. Floor-to-ceiling glazing maximizes park and lagoon views. Interior finishes include integrated kitchen appliances, large-format ceramic flooring and built-in wardrobes in every bedroom. Three-bedroom layouts feature a master suite with a separate dressing room. Deyaar positions the specification level on par with its Business Bay deliveries, though the price per square foot runs 25 to 30% lower due to the peripheral location.
Dubai Production City's transformation into a residential hub
Once an industrial enclave known as IMPZ, Dubai Production City now hosts a growing cluster of mid-rise residential projects. City Centre Me'aisem provides retail and dining options two minutes away by car. Expo City Dubai is a 15-minute drive. Al Maktoum International Airport sits 25 minutes south. Sheikh Mohammed bin Zayed Road and Al Khail Road connect the area to Media City and Business Bay employment hubs. Schools such as Arcadia British School and Sunmarke School are within a ten-minute radius. For investors, the district offers a pricing gap compared to JVC or Sports City, with gross rental yields estimated between 7 and 8% on smaller units.
Deyaar: a publicly listed developer
