About this project
A seventh batch of townhouses in a district otherwise dominated by apartment towers
Four or five bedrooms, nothing smaller: HAYAT Phase 7 includes no apartments and no studios. Dubai South Properties, the real estate arm of the authority developing the district, is adding a new batch of townhouses to its Hayat community, with handover set for June 30, 2029. The phase number already tells part of the story. Six releases came before this one, which shows the developer is selling off its inventory in successive batches rather than all at once. Around it, most of Dubai South's recent launches are four to ten storey buildings aimed at buy-to-let investors. HAYAT targets a different buyer: households looking for living space, a private garden and a quiet street.
Roof terrace or second floor: two different layouts
The two unit types differ in more than just bedroom count. The four-bedroom house is arranged over a ground floor, a first floor and a roof level. The five-bedroom version replaces that roof with a proper enclosed second floor. In practice, buyers are choosing between an elevated outdoor space (useful for a summer lounge or an open-air laundry area) and an extra enclosed room. All units come with a ground-level private garden, and the site layout aims to limit overlooking between neighbours.
Straight lines, natural materials and muted tones
The architectural language stays understated. Facades rely on simple massing, natural materials and a light colour palette, in keeping with earlier Hayat phases. Inside, the developer emphasises natural light and functional layouts. No architect is named in the available documents, which is common for serially built townhouse schemes in Dubai. Tree-lined streets and pedestrian paths connect the houses to one another, and cars are kept secondary within the internal lanes.
A shared central lake, mosque and clubhouse
Much of Phase 7's appeal comes down to what the Hayat masterplan holds in common. A central park built around a lake anchors the whole community, complemented by a mosque and communal spaces. The clubhouse groups a shared pool, gym, spa and yoga area. For children, play areas and recreational spaces are planned, and walking trails link the different neighbourhoods. Retail units, cafes and restaurants are meant to spare residents a car trip for everyday errands. A maintenance warranty is also part of the package.
Direct access to Emirates Road and Sheikh Mohammed Bin Zayed Road
The site connects to two of the emirate's main north-south highways. Expo City is about 15 minutes away, Dubai Marina 30 minutes, Palm Jumeirah 35 minutes and Downtown Dubai 40 minutes. Those drive times are a reminder that Dubai South remains a suburb, not a central district. The bet here rests on the build-out of Al Maktoum International, whose expansion is meant to turn the area into Dubai's main airport hub over the coming decades. For an owner working in aviation, logistics or on the Expo City site, that distance actually works in their favour.
Settled families rather than short-term tenants
With a minimum of four bedrooms, Phase 7 is aimed primarily at medium to large expat families, often already residents in the UAE. This buyer profile tends to purchase for owner-occupation, or to let out on long annual leases to other families, a different market from the short-term rentals that dominate near the Marina. Freehold status opens the purchase to foreign buyers, as it does across all designated zones. The fact that the developer is tied to the public entity running Dubai South reassures some buyers that shared infrastructure will actually get built. On the other hand, a 2029 handover horizon ties up capital for several years before any occupation can begin.

Dubai South
On roughly 145 km² of land in the south of the emirate, an entire city is rising around Al Maktoum International Airport, set to become one of the largest aviation hubs on the planet. This is the canvas of Dubai South Properties, the real estate arm of the government-backed Dubai South project, active since 2006. Villas, townhouses and apartments are planned as part of a complete ecosystem where residents live, work and unwind. For investors, it is a chance to secure an early position in Dubai's next major growth corridor.
