About this project

108 units across five levels, with a floor plan mix tilted toward two bedrooms

Dugasta Properties' brochure lists 108 apartments for Astra Residences, spread across a ground floor, four residential floors and a finished rooftop. That works out to a little over 25 units per floor on average, a moderate density for Dubai South. The scheme combines studios, one bedroom apartments and two bedroom apartments, all freehold. Handover is set for December 31, 2027. The developer markets the project under the tagline "Modern living. Assured returns." We come back to that further down, since the brochure doesn't describe any mechanism that would actually back up that return.

Ten two bedroom variants against a single one bedroom layout

The floor plans are where this project stands out most. The official documentation shows five studio variants and just one one bedroom layout. Two bedroom units, on the other hand, come in about ten numbered configurations. The developer doesn't state how many units fall under each type, so an exact breakdown isn't possible. Still, the intent is clear enough: offer several larger formats, corner units or different square footages, rather than a standardized product. Terra Tower, Dugasta's project in Dubailand, goes the other way, with studios making up more than half its units.

Same footprint as Galleria and Coventry 66

Astra Residences isn't alone in this format. In Dubai South, Galleria Residences (Evera, also handing over in 2027) and Coventry 66 (GFS) follow the same G+4 layout with amenities grouped on the roof. Coventry 49 caps out at 51 apartments, while BOLD's The Collective has 94. At 108 units, Astra sits at the top of that range without really changing scale. Its selling points come down mostly to details: the choice of layouts, the finishes, and how well the building is maintained after handover. The advertised interiors stay fairly restrained (light tones, minimalist finishes, integrated lighting) and don't differ much from what's on offer next door.

Rooftop pool, sauna and steam room

In a five story building, the roof is the most interesting shared space. Dugasta puts a pool there, with a pool deck and lounging areas. The program also includes an equipped gym, a sauna and a steam room, features rarely found in buildings this size. The lobby includes a waiting lounge. EV charging points, 24 hour security and CCTV round out the list. The listing also mentions landscaped gardens, pedestrian paths and a cycling track, without clarifying whether these sit on the plot itself or belong to the wider district.

Five minutes from Al Maktoum, twenty from Jebel Ali

According to the developer, Al Maktoum International Airport is five minutes away. It's expected to eventually become the world's largest airport, and Dubai South was built up around it. From there it's ten minutes to Expo City, fifteen to The Outlet Village and Dubai Parks and Resorts, twenty to the Jebel Ali free zone. Palm Jumeirah sits thirty minutes away, which places the project firmly on the periphery. The most likely tenants, then, are workers in logistics, aviation and JAFZA looking for housing close to their jobs. The future Blue Line metro, mentioned in the brochure, could improve access, but no specific station is named.

An "assured" return still to be verified

The phrase "assured returns" appears right on the brochure's cover. Yet the document says nothing about a rental guarantee, a term, or a rate. Buyers should ask in writing whether there's an actual contractual commitment or whether this is simply marketing language. The end of 2027 timeline also deserves a closer look: Dugasta is running Terra Tower in Dubailand at the same time, a much larger 12 story project. Checking construction progress and the escrow account with the Dubai Land Department is a reliable way to confirm the timeline holds up. In a market where G+4 buildings keep multiplying across Dubai South, that's a far better basis for a decision than the renderings.
