About this project

Seven levels and a roof terrace, finished before DLRC's tower wave

Maya 3 has a ground floor, six residential storeys and a roof terrace, nothing more. Dugasta handed the building over on 30 June 2018, at a time when Dubailand Residence Complex (DLRC) was still a neighbourhood in the making, far from the 13 or 35 storey schemes being marketed there today. The building offers studios along with one and two bedroom apartments, on a freehold basis. For a buyer, this changes the nature of the analysis: you're not buying a 3D render but an asset with eight years of actual use behind it. The questions to ask concern the condition of the structure, real service charges and occupancy levels, rather than a construction timeline.

Six storeys while neighbours announce 35

Maya 3's scale puts it in the category of small neighbourhood buildings. Around it, the landscape has shifted: Samana is building IVY Gardens 2 to 35 residential storeys, Karma plans 13 storeys for Milos, and Dugasta itself designed Terra Tower across 12 levels. A seven level building means fewer units per floor and simpler vertical circulation. It also means fewer units to split common costs between, which affects the service charge rate per square metre. The architecture stays understated: light facades, clean geometric lines, large windows and balconies with glass balustrades.

Studios, one and two bedrooms: a tight mix

The unit range stops at two bedrooms. There are no duplexes, no penthouses, no family-sized three-bedroom units. This choice clearly targets DLRC's rental market, fed by tenants working in Dubai Silicon Oasis, Al Quoz or the logistics zones to the south. The studio suits an investor looking for a low entry price, while the two-bedroom works for a couple with a child or a shared flat. The developer's description mentions spacious living areas and modern finishes, without giving exact square footage. Buyers should request unit plans before making any offer.

Pool, gym and round-the-clock security guards

The shared amenities cover a handful of practical items. A shared pool with its pool deck, a gym and a fitness area, rest zones and a social space round out the lobby. Air conditioning is centralised, a point worth examining closely since cooling bills (often billed through a third-party provider) can take a sizeable chunk out of a tenant's budget in Dubai. Security relies on CCTV monitoring and a continuous presence on site. Parking, a lift and broadband internet access are part of the baseline expected in this segment.

22 minutes from Dubai Mall, 32 from Al Maktoum

The travel times given are all calculated by car. Dubai Mall is 22 minutes away, Dubai International Airport (DXB) 23 minutes, and Burj Al Arab 31 minutes. Palm Jumeirah and Al Maktoum Airport, on the Dubai South side, are listed at 32 minutes, with The Walk JBR at 35. No metro station is mentioned, and DLRC remains a neighbourhood where a car is essential. Schools, shopping centres and local shops, on the other hand, are present in the area, covering day to day needs without having to use Sheikh Mohammed Bin Zayed Road.

Dugasta, from DLRC to Warsan 4

Maya 3 is one of Dugasta's earliest visible completions in Dubai. The developer has since delivered 7 Seasons in 2021 and Dugasta Warsan in 2023 in Warsan 4, before following up with Moonsa Residences, Al Haseen in Dubai Industrial City and Terra Tower, back in DLRC. Its approach stays consistent: mid-sized buildings, a strong share of small units and a rental-focused target market. Visiting Maya 3 lets you judge how a Dugasta building ages over time, information that buyers of its off-plan projects simply don't have.

What to check on a 2018 building

On the secondary market, buyers should obtain the service charge history published by RERA and compare it against neighbouring buildings. The condition of the roof terrace, the pool's waterproofing and the air conditioning systems deserve a check by an independent inspector. It's also worth asking about the building's occupancy rate and the rents actually being charged there. Finally, the central air conditioning contract needs to be read in full. These details say more about Maya 3's real value than any brochure ever could.
