About this project

More than one unit in two is a studio: Dugasta's rental play at DLRC

According to the official brochure plans, 201 of Terra Tower's roughly 370 units are studios. That ratio alone tells you what kind of building this is. Dugasta Properties is putting up a mid-rise tower at Dubailand Residence Complex: three basement levels, a ground floor, twelve residential floors and a fitted-out rooftop. Handover is scheduled for 30 June 2028, on a freehold basis. The unit mix runs from 250 sqft studios up to a 2,409 sqft three-bedroom with a garden terrace, but the larger layouts are a minor part of the offering. This building is aimed mainly at investors after a low entry price and an easy-to-let unit, not at families looking to settle in for the long term.

201 studios, 113 one-bedrooms, 41 two-bedrooms

The floor plans reveal a heavily skewed typology. The Studio Type 01 alone accounts for 157 units, at 367 sqft total (roughly 34 sqm). Four other studio variants, 11 units each, go as small as 250 sqft, or about 23 sqm. One-bedrooms come in seven layouts ranging from 549 to 763 sqft, with Type 01 leading at 44 units of 720 sqft. Two-bedrooms (41 units) span 937 to 1,290 sqft, roughly 87 to 120 sqm. With a stock skewed this way, resale and rental activity will play out mostly in the studio segment, where owners in the same building competing for tenants could put pressure on rents.

Balconies eating up a third of the sold area

One thing worth scrutinizing is how much of the total area is balcony space. On the Studio Type 01, the balcony measures 119 sqft against 247 sqft of living space: nearly a third of the advertised area sits outdoors. The same pattern shows up on the Two-Bedroom Type 02, where a 330 sqft balcony makes up about 30% of the 1,083 sqft sold. By contrast, Studio Type 03 and Type 05 have no balcony at all. To compare price per square foot with other DLRC projects, buyers need to work off suite area rather than total area, otherwise the gaps in pricing won't make sense.

Just nine three-bedrooms, one of them with a 694 sqft garden

Three-bedrooms exist here, but only in token numbers. The first five layouts add up to 9 units in total, and a sixth type appears in the brochure without a clear unit count. These sit between roughly 1,420 and 1,485 sqft, with balconies frequently over 300 sqft. Type 05, a single unit, stands out: 1,283 sqft indoors, a 431 sqft balcony and a 694 sqft garden terrace, for 2,409 sqft total (about 224 sqm). It's the only product in the project genuinely built for an owner-occupier wanting outdoor space.

Between E311, E611 and Al Qudra Road

DLRC sits within the triangle formed by Sheikh Mohammed Bin Zayed Road (E311), Emirates Road (E611) and Al Qudra Road (D63). The brochure quotes 15 minutes to IMG Worlds of Adventure and Dubai Outlet Mall, 22 minutes to Burj Khalifa and 23 minutes to DXB Airport, 25 km away. These figures hold outside peak hours, and E311 gets heavily congested in the morning. On the amenities side, the developer lists GEMS Winchester School, Fairgreen International School and The Aquila School, along with Fakeeh University Hospital and Aster Clinics. Al Habtoor Polo Resort, Dragon Mart and Silicon Central Mall round out an already well-serviced area, though there's no metro connection at this stage.

Twelve floors, three basement levels and a planted roof

With twelve residential floors, Terra Tower stays in line with its DLRC neighbors, such as Milos (13 floors) or Samana Park Meadows (14 floors). The name nods to the color of earth: the facade alternates light tones with darker accents, curved lines and generous glazing. The three basement levels handle covered parking, freeing up the ground floor for the lobby and retail space. Amenities include a deck-level pool with a kids' pool, an indoor gym, a conference room, a play area, and rooftop and terrace gardens. The conference room, unusual at this price point, could come in handy for remote-working tenants, a group likely well represented among studio occupants.
