Ellington Properties is building the tower directly on the edge of the Dubai Water Canal, in Business Bay, putting the Canal Boardwalk within a one minute walk. The unit mix runs from 487 square foot studios to four bedroom duplex penthouses topping 5,800 square feet. Handover is scheduled for the second quarter of 2027. Projected service charges sit at AED 20 per square foot, a standard rate for a product of this calibre in the area.

Ellington, a developer built around design

Ellington Properties has built its Dubai reputation on finishes and communal spaces rather than a race for height. Here, the lobby pairs patterned marble flooring with a matching reception desk, alongside a library stocked with board games and a multi-purpose work table for residents. Apartment kitchens use a neutral palette lifted by black accents, a hidden pantry and generous storage. Premium units add drop-in kitchen sinks on top of that. The canal side location is the central selling point of this project. The Dubai Water Canal Boardwalk sits one minute away and the Dubai Waterfall two minutes. Business Bay metro station is a five minute drive, as are Business Bay Marina and Al Quoz Pond Park. Burj Khalifa and Dubai Mall are seven minutes out, the Dubai International Financial Centre ten. Business Bay gives quick access to Sheikh Zayed Road and Al Khail Road, the two arteries that carry the city's traffic. Dubai International Airport remains roughly twenty minutes away.

Booking by crypto or cheque, 2027 handover

Ellington's booking process takes an initial AED 50,000 deposit, payable by cheque issued in the UAE, by credit card or in cryptocurrency through the developer's payment portal. Once the token is paid and documents submitted, the buyer signs the sale contract and Ellington registers the unit with the Dubai Land Department. The property is sold freehold, open to full foreign ownership. Construction is targeting key handover in the second quarter of 2027, a credible timeline for a building of this size launched on an already serviced plot. Buyers banking on the canal view should aim for the higher floors on the water side.
