Ellington's first Dubai South project pairs neobrutalist towers around a landscaped courtyard
Windsor House introduces Ellington Properties to Dubai South's emerging residential district, a corridor gaining momentum as Al Maktoum International Airport expands. The development comprises two 10-storey buildings arranged in an L-shape, framing a sun-drenched central courtyard. Each tower holds 212 units, totaling 424 residences ranging from studios to three-bedroom apartments, some with integrated study rooms. Handover is scheduled for Q3 2028 under freehold tenure, granting foreign buyers full ownership rights in a zone where such status remains uncommon.
Exposed structures and floor-to-ceiling glass
The architectural language borrows from contemporary neobrutalism. Vertical lines and exposed structural elements define the façades, softened by floor-to-ceiling glazing that floods interiors with daylight. This design erases visual boundaries between indoor and outdoor spaces, a strategy that works well given the courtyard orientation. Interior palettes stay light, combining natural materials with warm textures. Balconies face inward toward the greenery rather than outward toward traffic, reducing noise exposure for most units.
Two-bedroom apartments dominate the unit mix
The inventory breaks down into 20 studios per tower, 180 one-beds, 139 standard two-beds, 39 two-beds with study, 36 three-beds and 10 retail units at ground level. Sizes span 432 sq ft for studios to 1,507 sq ft for the largest three-beds. Two-bedroom layouts account for over 40 % of the stock, targeting young families and remote workers who need a home office. Kitchens are enclosed with premium finishes, and storage is integrated throughout, positioning the project in the upper mid-market segment without crossing into ultra-luxury territory.
341 sq m pool and a three-level amenity stack
Facilities spread across the ground floor, podium level and rooftop. The adult pool measures 341 square metres and sits at the heart of the courtyard, flanked by cabanas and sun loungers. A shaded children's pool adjoins indoor and outdoor play areas. The clubhouse contains a games lounge, a Pilates studio equipped with reformers and a glazed fitness room. Outdoor amenities include a bocce court, croquet lawn and table tennis tables. A tree-lined avenue runs between the two towers, serving as the main pedestrian spine. A dedicated pet zone with a play area and wash station adds a practical touch that remains rare in Dubai South's new builds.
Ten minutes from Al Maktoum, sixteen from Expo City
Location forms the project's core selling point. Al Maktoum International Airport lies ten minutes away by car, appealing to frequent business travellers. Expo City Dubai, now a conference and commercial hub, is reachable in sixteen minutes, as is the planned Etihad Rail station. Ibn Battuta Mall, the main retail anchor for the southern corridor, sits twenty minutes north. Palm Jebel Ali, whose development has resumed, is thirty-one minutes away. Road infrastructure upgrades slated for completion by 2027 should shorten commute times to Dubai Marina and JBR.
End-user focus in a corridor still seen as peripheral
Windsor House targets owner-occupiers rather than yield-driven investors. Expatriate families working in the Dubai South free zone or at the airport form the primary audience. The anticipated service charge of AED 17 per sq ft suggests an entry price below Ellington's MBR City or Jumeirah projects. Compared to nearby competitors such as Imtiaz's Enre Residence or BT Properties' Cascada towers, Windsor House differentiates through architectural identity and amenity density. Ellington's bet is to transplant its design-led approach into a district still perceived as emerging, banking on Dubai South's gradual maturation into a self-sustaining urban node.
