78 apartments in Meydan built around a longevity program

Emerge Residences has 78 units, not one more. Elysian Developments has laid them out across a ground floor and six residential levels along Meydan Avenue, in Nad Al Sheba 1. The small unit count is not the only thing that sets this project apart. The developer has built its entire offer around longevity, a theme still uncommon in Dubai's residential market: cryotherapy, hyperbaric oxygen therapy and red light therapy are all housed inside the building itself, not in some separate outdoor spa. Eleven units go a step further, adding private saunas and cold plunge pools. Handover is set for December 31, 2027, on a freehold basis.

The brochure labels this group the Well-Being Collection. It covers 11 of the 78 residences, roughly one in seven. The one bedroom units come with an outdoor sauna and a private cold plunge pool. The two and three bedroom units add a private pool on top of that same setup. This kind of configuration rarely shows up in a seven story building, where private pools are usually reserved for penthouses. For buyers, the math is straightforward: these are the units that will stand out most at resale, and they're also the ones that will stay in shortest supply.

Hyperbaric oxygen and cryotherapy at the clubhouse

Elysian's Longevity Clubhouse is where the shared amenities live. It includes a contrast therapy circuit (sauna followed by cold plunge), a red light therapy booth, a hyperbaric oxygen chamber and a cryotherapy unit. These treatments don't come cheap at specialized centers in Dubai, so having them built into the common areas changes the math between service charges and what residents actually get for them. The gym follows the same approach: connected machines track each user's progress, and the layout keeps circulation open. A restaurant focused on longevity nutrition, along with cafes and wellness oriented shops, rounds out the ground floor offering.

Travertine, Miele and en suite bedrooms throughout

The standard units don't just split into one, two and three bedroom layouts. Every bedroom has its own bathroom. Every unit includes a separate laundry room and a guest powder room, features rarely found on smaller floor plans in this segment. Kitchens come fitted with built in Miele appliances. Floors are travertine, and smart home systems are included as standard. Outside, the facade combines light colored stone, large glazed surfaces and horizontal lines, kept deliberately low slung against the taller towers of neighboring Binghatti City.

ICE Lycée two minutes away, Gold Line in the pipeline

The developer's map puts a Spinneys supermarket and the Wellfit Meydan club one minute away by car. ICE Lycée International School is two minutes away, a detail that matters for French speaking families. The DXBike cycling track (13 km) starts almost at the building's doorstep. Meydan Racecourse is five minutes away and the golf course six. Dubai Mall is ten minutes out and DXB airport twenty. Two future Gold Line metro stations are planned at two and four minutes away, though their timeline hasn't been confirmed yet, so that point shouldn't carry too much weight in a purchase decision today.

Elysian Developments, a niche bet through 2027

Elysian Developments is still a relatively unknown name in Dubai. The brochure doesn't cite any completed projects, so buyers should check the developer's track record before committing. The positioning itself, though, is clear. Emerge is aimed at residents who already pay for recovery treatments: busy professionals, amateur athletes or health conscious expats in their fifties. For a buy to let investor, the Well-Being Collection units should draw in upmarket tenants on long term leases. The standard one bedroom units are more likely to appeal to Meydan's broader rental market. Between now and the late 2027 handover, the main thing to watch will be whether the clubhouse's medical equipment actually goes into operation as promised.
