About this project
One floor plan, three facades, and the basement question
The new phase of Address Villas Tierra sticks to a single format: the five-bedroom villa, with an entry-level size of roughly 7,922 square feet (about 736 sqm). That's a clear narrowing compared with the first Tierra release, which Emaar's brochure had pitched as a range running from four to six bedrooms. Emaar Properties opens sales on October 19, 2026, with handover pencilled in for June 30, 2029. The project sits within The Oasis, a 100-million-square-foot community (around 9.3 sq km) in southeast Dubai, built around a network of canals and lagoons. Ownership is freehold and open to foreign buyers.
Chamfered, Contemporary, or Classic: picking a layout
The scheme spins the same five-bedroom base into three architectural takes. The Chamfered and Contemporary models come with or without a basement. The Classic model, on the other hand, always includes one, making it the roomiest option in the lineup. For a buyer, this variable matters more than the facade style: a basement level adds a home cinema, a private gym, or staff quarters without eating into garden space. It also factors into final price and resale value, since basement villas remain uncommon in Dubai's newer communities.
Chamfered edges and light-toned facades
The Chamfered name refers to the bevelled edges that set this model apart from the more typical boxy volumes. All three styles share light-colored facades, generous terraces, and floor-to-ceiling glazing that extends the living space outdoors. Emaar highlights natural materials and a neutral interior palette, though the available documentation doesn't name an architect or supplier. Buyers will have to judge the project on detailed floor plans and finish specifications at launch rather than on a design signature. That's standard practice for Emaar, which standardizes its villas to keep production volumes on track.
A swimmable lagoon with man-made beaches
The community's defining amenity is still the Oasis Lagoon, a swimmable body of water lined with sandy beaches and cabanas. Alongside it sit a lagoon-style pool and a shared pool, rounding out the water offering. The Clubhouse houses the spa, a fitness area, and a rooftop terrace, while an indoor multipurpose hall covers group activities. Two themed parks, Water Stream Park and Spring Garden, add to a run of pocket parks, multi-sport courts, and jogging and cycling tracks. A small neighborhood retail center means residents don't need to drive for everyday errands.
Closer to Al Maktoum than to Downtown
The quoted drive times place the project clearly on the map. Al Maktoum Airport, in Dubai South, is 18 minutes away, closer than Dubai Hills Estate (20 minutes). Dubai Marina sits 28 minutes out, and Downtown Dubai around 35 minutes. The Oasis is effectively a bet on the southern corridor, between Emirates Road and Al Khail Road, near Arabian Ranches III and The Valley. That positioning should gain value as Al Maktoum Airport scales up, but it means accepting a car-dependent daily routine, since no metro line currently serves the area.
A family buyer base, purchasing to live in
A five-bedroom villa of this size is aimed first at larger expat or Emirati families after space and a gated setting. The community totals more than 3,100 homes, a low density by Dubai standards. The tie-in with Address Hotels + Resorts, an Emaar brand, mainly works as a shorthand for standard of finish and shared services. Short-term rental remains an option but isn't the core use case here, since the entry price and unit size limit turnover. Emaar points to more than 118,400 homes delivered worldwide and 50,500 under development, a track record that lends some reassurance on hitting a sub-three-year window between launch and handover.
