Palmiera Collective sticks to one format only: the 4-bedroom villa. Emaar Properties built it across four levels, with a full basement, a ground floor, a first floor and a roof terrace. The Contemporary version totals 735.28 sqm (7,914 sq ft), while the Classic version comes in at 732 sqm. The project sits within The Oasis, the residential master plan Emaar is rolling out on Dubai's west side around lagoons and landscaped grounds. Handover is set for February 2029, on a freehold basis.

Two facades, one 4-bedroom layout

Buyers choose between two architectural styles, Contemporary and Classic, both built on an almost identical interior layout. The ground floor combines a 7 by 4.90 metre living room, a dining area, a show kitchen paired with a back kitchen, a guest suite with its own bathroom, plus a maid's room and a laundry. Upstairs sits the master suite (4 by 4.85 metres) with a walk-in closet and dedicated bathroom, alongside two further bedrooms connected by a gallery and two balconies, one of which runs 8.80 metres. The roof adds a 3.50 by 4.50 metre lounge opening onto a terrace. The main difference between the two versions comes down to terrace and balcony sizes, with the Contemporary offering more ground-level outdoor space.

A 133 sqm basement under every villa

Basements are still uncommon in new-build Dubai villas, where groundwater levels and excavation costs tend to put developers off. Palmiera Collective makes it a standard feature: around 133 sqm per villa (1,430 sq ft). This underground space can serve a range of purposes depending on the buyer's needs, from a gym or cinema room to a cellar, staff accommodation or bulk storage. The pool and carport are left to the owner, hence the "pool by owner" note on the floor plans. A garage, a driver's room and technical rooms round out the service areas.

Fifteen minutes from Al Maktoum, forty from Downtown

The Oasis sits between two main roads, Sheikh Zayed Bin Hamdan Al Nahyan Street and Yalayis Street, a position that serves the western part of the city well. Al Maktoum International Airport is 15 minutes away, an advantage as this hub grows and takes on a larger share of the emirate's air traffic. Dubai Marina is about 20 minutes by car. Burj Khalifa and Dubai Mall, on the other hand, take close to 40 minutes to reach, a distance that clearly places the project in a residential rather than central bracket.

Lagoon, cycling tracks and beach access

The master plan's amenities centre on a lagoon-style infinity pool and its adjoining pool lounge. Emaar also plans beach access, cycling tracks, jogging trails and walking paths, several multi-sport courts and a fitness zone. Families get outdoor play areas, communal lawns and landscaped parks. A mosque and neighbourhood retail are built into the perimeter, cutting down on daily errands. The whole layout is clearly geared toward primary-residence living.

Who these villas are built for

The entry price and single-format approach point Palmiera Collective toward a specific buyer: expat families settled long-term in Dubai who want space, a garden and enough bedrooms for three or four kids. The basement and the staff room confirm this upscale family positioning. Emaar is playing the simplicity card here, one product, two looks, no complicated trade-offs on floor area. Compared with Mirage The Oasis or Palace Villas Ostra, which lean toward larger typologies (5 and 6 bedrooms), Palmiera sticks to a tighter, more accessible format within the same neighbourhood.
