About this project
Five bedrooms for everyone, three facades to choose from and an optional basement
The new phase of Palace Villas Ostra offers just one typology: the five-bedroom villa, starting at roughly 7,922 square feet (around 736 sqm). Emaar Properties is selling it at The Oasis, its villa community built around waterways, south of Dubai Hills and near Emirates Road. Sales launch is set for 19 October 2026, with handover on 30 September 2029. Buyers here aren't picking a floor area or a room count. They're picking an architectural style, and whether or not they want a basement level. Units are sold freehold, as is standard across the area.
Chamfered, Contemporary, Classic: three design languages
The developer is offering this phase in three styles. Chamfered works with cut angles and bold geometric volumes. Contemporary sticks to straighter lines, with large glazed openings and wide terraces. Classic is aimed at buyers who want a more traditional silhouette. All three share the same material base: light-toned facades, natural stone and panoramic glazing designed to draw in light and frame the water. Inside, the brochure promises a neutral color palette and varied textures, without specifying brands or suppliers at this stage.
The basement: the variable that splits the models
The real difference between variants plays out below ground floor level. Chamfered and Contemporary villas come with or without a basement. Classic villas, on the other hand, are only delivered with a basement. This extra level changes how the house functions: it typically houses a home cinema, a gym, a cellar or staff quarters, freeing up the upper floors for family living. For an investor, it's also a resale argument, since basement villas remain rarer on Dubai's secondary market. Buyers will need to compare the floor plans closely at launch, as the size gap between versions hasn't been published yet.
The Palace label applied to villas
Ostra carries the Palace brand, Emaar's hospitality line known for its properties in Downtown and Dubai Creek Harbour. On a residential project, this branding mainly sets a finish level and a service standard. The brochure describes waterfront residences with direct access to community amenities. Details of the service contract (concierge, management, associated fees) are still to be confirmed. That's a point worth checking before signing, since running costs for a hotel-branded residence can end up higher than for a standard villa.
A swimmable lagoon, complete with beaches
The centerpiece of The Oasis is its swimmable lagoon, lined with artificial beaches and cabanas. Around it, Emaar has planned a resort-style clubhouse, a spa, a shared pool and a covered multipurpose hall. The master plan also lists a Water Stream Park, a Spring Garden, pocket parks and multi-sport courts. Families will find outdoor play areas, while joggers and cyclists get dedicated tracks running through the community. A neighborhood retail center rounds things out, meaning residents won't need the car for everyday shopping.
18 minutes to Al Maktoum, 35 to Downtown
According to the developer, Al Maktoum International Airport is an 18-minute drive away. Dubai Hills Estate and its mall sit 20 minutes out, Dubai Marina 28 minutes, and Downtown Dubai roughly 35 minutes. These figures place The Oasis firmly in the city's southern belt, closer to the future airport hub than to the historic center. The bet here rests on the growth of Dubai South and the gradual shift of air traffic toward Al Maktoum. For an expat family working near Jebel Ali or Expo City, the commute is short. For someone based at DIFC, expect traffic on Al Khail Road or Sheikh Mohammed Bin Zayed Road to factor in.
Emaar: 118,400 homes delivered
Emaar claims more than 118,400 homes delivered worldwide and around 50,500 currently under construction. The group posted a net profit of AED 17.5 billion in 2024 and a market capitalization of AED 114 billion. At The Oasis, it's already working through several successive phases, and Ostra New Phase extends a collection that's already underway. This track record matters for an off-plan buyer, as it lowers the risk of delays on a three-year build. The target buyer profile is clear: large families and long-term residents, rather than speculators chasing a quick flip before handover.
