Palace Hotels brings its first branded villas to a 3.5 km lagoon community

The Oasis marks the debut of Palace Hotels and Resorts branded residences within Emaar's residential portfolio. Palace Villas Ostra delivers 4, 5 and 6 bedroom villas positioned directly along an artificial lagoon and a network of navigable canals. The masterplan spans several hundred hectares on Dubai's southwestern axis. Handover is scheduled for Q3 2029, placing construction on a four-year timeline. Ownership is freehold, open to all nationalities without restriction.

Glass and natural stone facing the waterways

The architectural language pairs floor-to-ceiling glazing with locally sourced natural stone cladding. Facades are designed to mirror the lagoon's surface, creating a visual continuity between interior and exterior. Ceiling heights exceed 3.2 metres in main living areas, amplifying the sense of volume. Interior palettes favour neutral tones, raw linen textures, light oak flooring and polished concrete accents. Layouts emphasize seamless transitions from living rooms to outdoor terraces, with sliding glass walls that retract fully to merge indoor and outdoor spaces.

Resort clubhouse and private beach access

Residents share a resort-style clubhouse featuring a full-service spa, a gym with dedicated CrossFit zone, and a communal pool extending onto landscaped sand beaches. The artificial lagoon supports swimming and non-motorized watersports. Surrounding parkland includes tennis courts, a padel court, jogging and cycling tracks, children's play areas and a splash pad. A designated dog walking area is integrated into the landscape, a relatively rare amenity within gated Dubai communities. Retail outlets and dining options are planned within the community perimeter.

18 minutes to Al Maktoum, 20 to Dubai Hills Mall

The Oasis sits between Emirates Road and Sheikh Mohammed Bin Zayed Road in Dubai's southwest corridor. Al Maktoum International Airport is an 18-minute drive, appealing to frequent flyers and airline crew. Dubai Hills Mall and Dubai Hills Estate are approximately 20 minutes away, while Downtown Dubai and Dubai Mall require around 35 minutes by car. No metro station currently serves the area, though the planned Blue Line extension may change this in the next decade. For now, residents rely on private vehicles or ride-hailing services for daily commutes.

Emaar's track record and Palace's hospitality DNA

Emaar Properties has delivered over 118,400 residential units globally and currently has 50,500 units under development. The developer reported AED 35.5 billion in revenue and AED 17.5 billion in net profit for FY 2024, with a market capitalisation of AED 114 billion. Palace Hotels and Resorts, Emaar's luxury hospitality arm, brings its service standards to the project: concierge, landscaping maintenance, housekeeping on demand. This branded residence model targets buyers who prefer turnkey property management and expect five-star hotel standards in a private home setting.

Target buyer: affluent families and second-home seekers

The 4 to 6 bedroom configuration targets families with children who value gated community security, low-density living and proximity to planned international schools within the masterplan. Entry pricing positions the project firmly in the luxury family segment. A secondary demand pool comprises second-home buyers from the GCC, Russia and Western Europe seeking a managed asset they can visit seasonally. The Palace branding reassures this clientele accustomed to consistent service levels across multiple properties worldwide.
