Two towers facing Dubai Opera, designed by a Japanese firm

Forte is made up of two twin buildings that don't share the same height: one tops out at 70 storeys, the other stops at 50. They sit on a shared podium and look directly onto Dubai Opera, Opera Plaza and the Dubai Fountain. The design comes from Nikken Sekkei, one of Japan's oldest architecture firms, which is unusual for an Emaar project in this part of town. The complex holds around 850 homes, ranging from studios to four-bedroom units. Emaar Properties handed the project over in December 2022, so this isn't an off-plan scheme but a building that's already occupied.

Nikken Sekkei behind the facade

Bringing in a Japanese architect isn't a minor detail in a market dominated by local and Anglo-Saxon firms. Nikken Sekkei builds its approach around community credibility and selective design, two ideas the brochure leans on to explain the choice of two towers set on a shared base. The apartments feature large windows that frame the city and bring in plenty of light. The materials were specified one by one: marble, ceramic, steel, wool. The finishes stay deliberately neutral, leaving buyers free to bring in their own furniture.

An address five minutes from Dubai Mall

Forte sits in the Opera District, within Downtown Dubai. Dubai Mall is five minutes away, putting the building within direct reach of the city's largest shopping centre. Dubai Marina takes around 25 minutes by car, and Dubai International Airport around 40 minutes. The neighbourhood was built with walking in mind, with pedestrian streets, shaded promenades and access to a park. Shops, restaurants and cultural venues are all reachable on foot, without needing a car.

850 homes, from studios to four bedrooms

The unit mix is broad. It starts with compact studios and runs up to four-bedroom family apartments, with two and three-bedroom units filling the middle of the range. The smallest one-bedroom apartments start at around 600 square feet, roughly 56 square metres. This range means the building suits a young professional living alone just as well as an expat family looking for space close to downtown. Every apartment comes with generous proportions and carefully finished interiors. That variety of layouts also works in the project's favour at resale, since it widens the pool of potential buyers.

Panoramic pools, a gym and concierge service

The amenities are concentrated on the podium and inside the towers. Forte offers pools with panoramic views, split between an adults' pool and a children's pool, along with a fully equipped fitness centre. Residents also get a library, lounge areas, children's play areas and social spaces designed for people to meet. A concierge service and round-the-clock security round out the offering, backed by CCTV and covered parking. Direct access to the neighbourhood's park and promenades extends these facilities out into the open air.

Emaar and the cultural bet behind the Opera District

Emaar Properties has been building since 1997 and has shaped much of Downtown Dubai, starting with Burj Khalifa, the Dubai Fountain and Dubai Mall. Forte continues that master plan, in an area the developer is steering toward culture. Dubai Opera, a multi-format performing arts centre, anchors this new district, with a modern art museum announced to build on it further. Living at Forte means settling into an area where the cultural programme shapes how public space gets used. For an investor, that positioning clearly sets the project apart from a standard downtown residential tower.
